We are so excited to have our moss wall completed within the expansion side of our store! We chose our sign based on our core beliefs that you should bloom where you are planted. Sometimes life can be hard and it can feel like the grass is greener in someone else's yard, but taking the time to water your own grass will allow you to bloom in the situation and time you are currently in.

This adorable shop on main street had its first start as an online boutique in summer of 2018. As of October 2019, you can shop all the great styles and accessories in our downtown area. Here you will find clothing sizes offered from Small - 3XL. Ani Oakley stocks its location with fun fashion, trendy shoes, as well as a wide variety of jewelry and accessory items. You are bound to find something at this location for yourself or someone special.

Andi, has a degree in fashion merchandising and gained her experience through internships needed to finish out her degree program, so her experience shines in all areas of her store. She is a mom of 2 boys and lives just outside of the Winnsboro area. When we asked her why she picked Winnsboro to open her shop, her response was she was looking for a location that was close to home so she didn't have to travel far with her family obligations and she loved the idea of opening her shop in The Bowery.

Bidding War Ease = 
Less Competition
 
One of the top stories in recent real estate headlines was the intensity and frequency of bidding wars. With so many buyers looking to purchase a home and so few of them available for sale, fiercely competitive bidding wars became the norm during the pandemic – and it drove home prices up. If you tried to buy a house over the past two years, you probably experienced this firsthand and may have been outbid on several homes along the way. 
 
But here’s the news you’ve been waiting for. According to the National Association of Realtors (NAR), the average number of offers on recently sold homes has declined considerably over the past few months. 
 
We were seeing a high of around five offers earlier this year. But the latest data shows that average was down to just shy of three offers per recently sold home. This shift is happening largely because rising mortgage rates moderated buyer demand and slowed home sales, resulting in a growing supply of homes on the market. Essentially, more choices for buyers. What Does This Mean For YOU?
If you put your home search on pause because you were outbid last year or because you didn’t want to deal with the peak intensity of bidding wars, you can breathe a welcome sigh of relief. While it’s still a sellers’ market, an uptick in inventory gives you a window of opportunity to jump back in. You may still be competing with some buyers, but it likely won’t be anything like it was just a few short months ago.
 
Bottom Line:
If you put your plans on pause because of intense bidding wars in recent years, it may be time to kick off your home search. Today, bidding wars are easing and that may mean less competition for you as a buyer. Which Mortgage Loan is Right for You?
 
Conventional Loans: This type of loan is what the majority of home buyers will use. It can go as low as 3% down depending on what you qualify for. This loan is also the most accepted and favored loan when it comes to winning your offer. 
 
FHA Loans: This is a government backed loan, if you don't qualify for a conventional you may be looking at this type of loan with as low as 3.5% down. With possible interest rate breaks. 
 
VA Loans: This loan is specifically for Veterans only. It allows those that served our country to be able to get into a home with 0% down. 
 
USDA Loans: This loan is specific to the area you are looking to buy, typically offered in rural areas. With limitations on who can apply for the loan due to annual income. It allows 0% down IF you are applicable.

Which Loan Should You Choose?
 
“When it comes to choosing a loan that is right for you the only way you will truly know is by speaking with your local lender. This is done during the process we spoke about last month while getting pre approved. Your lender will gather all your necessary documents in order to qualify you for your mortgage loan. During this time they will be able to go over the different loan options available to you. Meaning you may qualify for a conventional loan as well as an FHA loan. At that point your lender will help you decide which loan is right for you by guiding you through the different options that each loan offers. As always I recommend speaking with a local lender when getting pre-approved for your loan as applying online will not give you a true idea of all your options available in detail. Plus you may be more frustrated in the long run by not being able to talk directly to your lender who's job is to make your home buying process as smooth as possible.
