Even with all of the news swirling this year, increased interest rates and the threat of a recession - 2022 has been our best year to date! We took 3.5x more listings than in 2021. The demand for Florida real estate, while slowed, has not waned. As a matter of fact we have more buyers actively looking than ever before.

Is it the right time to sell?
As most of us are aware the last 2 years were the optimal time to sell because of the crazy concessions buyers were willing to make and the rapid appreciating market. Things have definitely cooled downed in Southwest Florida, but that doesn't mean the market has crashed. As a matter of fact we just listed a home last month that received 10 offers and went for over asking price. The sellers were able to negotiate more than favorable terms.
We have noticed that properties properly prepped and staged, professionally photographed and priced competitively are still seeing multiple offers and great terms. The trend of sellers asking whatever number they want and getting it has come to an end. With interest rates hovering around 6% buyers are more calm and calculated than when interest rates were around 3%. This is more balanced market.
