We had many donations come in both here at The 5C Home Store and in Richardson, TX. We were able to fill our entire trunk with items such as jackets, socks, scarfs, blankets, gloves and more! 
 
The Noble Life Outreach was so thrilled to receive all the items and thanks you for your generosity this season.

Cheryl's Story
“I came to Winnsboro from West Texas with a corporate job that allowed me to move anywhere in the state of Texas. I chose Winnsboro to be close to kids and grandchildren to come. In September 2001, I resigned from my job, became involved in the community and soon fell in love with Winnsboro. The buildings at 209 and 211 North Main came up for sale and I bought them in 2004. They were a mess…so the work started. We were able to get the building at 211 ready for a rental ( Redneck Ranch) and opened up the CopperLeaf on September 5, 2005…and the rest is history.”

She opened the Medical Spa division of the CopperLeaf Spa ( later named Directional Wellness LLC)  by partnering with Dr Kathleen Querry in 2009. At that time they started with Aesthetics ( Botox and Fillers) and Lasers. Within 2 years they became one of the first affiliates in the Upper Side East Texas as a BioTe BioIdentical Hormone Therapy provider.

In 2017 I purchased the building next door and redesigned it to be medical spa treatment rooms. To our already successful Botox and Filler business we included more lasers, CoolSculpt fat dissolving, Viora Skin Tightening, and began to develop the Hormone Therapy business. 
 
We added another Doctor at that time. In building the Hormone therapy component of Directional Wellness, we brought on a very talented Medical Assistant who had “medic” experience in the military so we began IV therapy and MIC/B-12 shots. 
 
She has added and will continue to add another dimension to our wellness and preventative care.

Is Your Homestead Filed? 
 
How & when do you file your Homestead Exemption?
To apply for a homestead exemption, you need to submit an application with your county appraisal district. Filing an application is free and only needs to be filed once. The application can be found on your appraisal district website. You can file the application for a homestead exemption at any time. If your application is postmarked by April 30th, the exemption can be processed in time for your property tax bill that comes out in the fall. If you file after April 30th, the exemption will be applied retroactively if you file up to one year after the tax delinquency date (typically February 1st of the following tax year). You can also apply anytime for the over-65 or disabled person exemption after you qualify for the exemption; the exemption will be applied retroactively if you file within a year of turning 65 or becoming disabled.
 
What happens if you don't pay your property taxes?
If you do not pay your property taxes, the county can put a lien on your homestead and foreclose on your home unless have qualified for a deferral. After foreclosure, you have two years to buy back your home. Your homestead is not be subject to foreclosure for unpaid property taxes from 20 or more years ago. Homeowners with an over-65, disability, or disabled veterans exemption are eligible for a deferral from property taxes until they die or until the home is no longer their primary residence, at which time all the taxes are due unless the person’s heirs also qualify for a deferral. Interest on the deferred taxes accumulates at an annual rate of eight percent and is due at the same time as the taxes. If you are eligible, you can apply for a deferral from your county appraisal district. You should first check with your mortgage company to ensure your deferral won’t violate your loan terms.

What is a Conforming Loan?
 
Conforming loan limits are tied to home prices. Each year, the FHFA updates its baseline loan limit based on its House Price Index (HPI) report, which tracks the average increase in home values over the previous year. The new loan limits are calculated each year based on third-quarter data from the FHFA HPI.
 
Conforming loans are great for consumers because they typically come with lower interest rates than other non-conforming loan types. If you’re trying to purchase a home whose sale price exceeds the conforming loan limit for your area, increasing your down payment so that you stay within the limit can be one way to be able to enjoy the benefits of a conforming loan without having to take out a jumbo loan or a second lien.
 
If your looking to buy in 2023 it is best to start the process early in order to make sure you are prepared and ready to go when the time comes. As there may be a few things you can do to help boost your credit score, save money, or pay of debt to make your ratios better.
