Is it the right time to sell?
As most of us are aware the last 2 years were the optimal time to sell because of the crazy concessions buyers were willing to make and the rapid appreciating market. Things have definitely cooled downed in Southwest Florida, but that doesn't mean the market has crashed. As a matter of fact we just listed a home in December that received 10 offers and went for over the asking price. The sellers were able to negotiate post closing occupancy for 3 months while they looked for their next home.
We have noticed that properties properly prepped and staged, professionally photographed and priced competitively are still seeing multiple offers and great terms. The trend of sellers asking whatever number they want and getting it has come to an end. With interest rates hovering around 6% buyers are more calm and calculated than when interest rates were around 3%. This is more balanced market.
