Extreme Heat and Dry Conditions Can Cause Major Foundation Problems!
Slab foundations are very common in Texas and they’re susceptible to damage when hot conditions arise. This soil damage, or, shrinkage often occurs when temps reach 100 degrees or higher; with a lack of rain, the soil can actually move away from the slab foundation because it’s so dry. It can also cause the concrete of your foundation to crac k. Texas weather actually doesn’t have to be that hot to affect your foundation. Once it gets into the 90s, the heat can cause the moisture in the soil surrounding your house to evaporate and dehydrate . Also, it’s not just the summer that you should be concerned about. During the spring and winter months when it’s colder and there tends to be more rain, you should check that there isn’t too much water surrounding your home, such as standing water, or puddles. It’s best to make sure that water properly drains away from your house year round, as too much water buildup can cause foundation problems.

Their Story
We opened the shop on December 21st, 2022, we open the Bistro side officially mid February, 2023. Originally we are from California. We were driving through to go to Sulpher Springs and stopped at the Caboose to take a picture, I love trains - Stefanie, and was stung by a wasp, lol. We got in the car and both looked at each other and at the same time said, "guess that's a sign we aren't ever coming here again. " lol, God had other plans and there is something magical about Winnsboro and we just kept being drawn back to here.
We started out making natural, healthy meals and food in our home for our friends and family. We received a lot of interest to bring these foods to the local farmers' markets. We strive to make our products with all natural products. Our seasonings, BBQ sauces, salsas, etc. are all natural made with no additives, preservatives, or chemicals.
We strive to make wholesome, amazing flavors that taste good and are good for you! We use a good portion of our products in our restaurant recipes
Our first product to market was our Mango Salsa Verde. Also, in our marketplace are our Applesauce, BBQ Sauce, Pickled Products, Fruit & Pepper Spreads, and Dry Rub product lines.

We always have weekly specials in the restaurant. We also are getting ready to open a second restaurant at 218 N. Main Street, Pyke's Crossroads Restaurant, hopefully by October 15th.
We are hoping to use the Bistro for private events/ parties etc after Pyke's Crossroads Restaurant is opened.
We will be having a special, additional menu, on September 30th in connection with the Center for the Arts Cowboy Round up (LISTED IN EVENTS SECTION).
In October we are hosting the League of Fire, semi championship pepper eating contest. We are looking for pepper, spicy foods vendors to participate in this event. This will be held on October 28th and details are on our website

What Causes Differential Settlement?????
Various things cause differential settlement. However, the most common is soil movement under the foundation, and that’s usually caused by water. In other words, water – either too much or too little – causes most foundation problems, including cracking . Here’s what happens…
When a house is built on expansive soil – Certain types of soil are expansive. When they absorb water, they expand, and when they release water, they contract. (Soil with a lot of clay acts this way.) This swelling and shrinking – which is usually seasonal – creates movement in the soil under the foundation, and when the soil moves, so does the foundation. Whenever a foundation moves, structural damage, including cracking, is possible.
When a house is built on erosion-prone soil – Soil that’s prone to erosion can also cause movement under the foundation as the soil washes away and voids form. The foundation then sinks into the voids, causing structural damage and cracking to the building..

How to Prevent your Foundation from Cracking
Since water causes most foundation problems, including cracking, you can prevent trouble by doing what you can to control the groundwater around your home’s foundation:
Re-grade your yard – The yard around your home should slope away from the foundation. If it slopes toward the foundation, water will drain toward your home, pool around the foundation, and cause trouble. Clean your gutters regularly – If your gutters are clogged, water could flow over the side of the house and into the ground next to the foundation. Install downspout extensions – Your downspouts should release water 5-10 feet away from the foundation. If they don’t, install extensions. Install an underground downspout and bubbler pot – Water flows into the underground downspout and gets channeled toward a bubbler pot situated several feet away from your foundation. The bubbler pot works something like a sump pump. When the bubbler pot fills with water, it pops up and releases the water away from the foundation. Don’t plan water-hungry vegetation next to the foundation – When you water the shrubs and flowers, you’ll just be adding more water to the soil around the foundation . Install a drain tile system – A drain tile system prevents water from building up in the soil around the foundation. There are two types of drain tile systems: exterior and interior. While installing a drain tile system is not a DIY project and will cost considerably more than the above options, it’s an excellent way to protect your foundation. While you want to make sure the soil around your home’s foundation doesn’t get saturated with water, you also don’t want to let the soil around the foundation dry out.

Should I Buy A House That Need Foundation Repairs?
The decision may not be yours alone to make. Your lender will definitely have a say
Remember, your initial approval depends on your creditworthiness and financial situation, but the final approval often hinges on the value of the home you’re trying to buy, as that’s the security for the loan.
If You’re Applying For A Government-Backed Loan
If you’ve applied for an FHA , VA , or USDA loan , understand that those programs have strict requirements regarding the structural soundness of the home you’re seeking to purchase. The U.S. government offers these loans to help low- and medium-income earners buy safe housing for them and their families.
Specifically, to get final mortgage approval, the home appraisal must show that the roof and foundation are in good condition, and meet other criteria as well. Finding that the foundation needs repairs may delay, if not stop, your purchase of that home.
If You’re Applying For A Conventional Mortgage
Private lenders are less interested in the livability of the home than in whether the home’s resale value will cover the amount of the loan. If the seller agrees to make the foundation repairs and makes them quickly, your closing might be slightly delayed, but it will go forward once proof of the repair has been received.

What Should I Do If The Home Inspection Reveals Foundation Issues?
Foundation issues don’t have to doom the deal, though they’re serious and should never be ignored, even if they look minor. You should understand, however, that a foundation issue will likely cause at least a delay with closing and could endanger your mortgage application and approval status depending on your loan, because lenders are cautious about homes with foundation issues.
Your first call after learning of a foundation problem should be to your real estate agent , seeking their advice on how to proceed. Your next call should alert your lender to the problem, but don't rush to do so always speak with your agent first.
Your next task is to hire a structural engineer to fully assess the problem. Be sure to ask if there’s evidence of prior foundation repairs, because if a reputable contractor did them, a warranty may cover the cost of the new repairs.
