   1) New Listings are down slightly:

With 3,501 new homes on the scene in October, inventory tightens slightly. Sellers, you're in the driver's seat with less competition on the road.

   2) Average Days on Market has held steady:

A brisk 4-day median DOM suggests homes are flying off the market. The average DOM is higher, at 17 days, but still homes are barely catching dust!

   3) Average Sales Price is up slightly:

A gentle climb to $468,591 in average sales price (up 4.6% as compared to Oct 2022) reflects a solid, stable market. It’s an equitable game this season for both sellers and buyers.

   4) Mortgage Rates have gone down:

The 7.25% 30-year fixed mortgage rate is a nudge for contemplation. This rate, higher than what we’ve seen in the past few years, is deterring some buyers. But think long-term: a drop in rates later could mean a price hike. Why wait when you could secure a sweeter deal now?
