Hi friends! Welcome to this month's newsletter, where we celebrate gratitude and cherished moments.

As someone who grew up in the restaurant business, our family's Thanksgiving tradition often diverged from the norm. The restaurant remained open on the actual day, so we poured our dedication into work before gathering to celebrate over the weekend. This unique upbringing taught me the true essence of gratitude and the significance of spending quality time with loved ones during the holidays. Join me as we dive into this months newsletter, from a fun Gratitude Thanksgiving Game to my latest listing and a recount of my heartwarming Northern Arizona getaway. Let's celebrate the spirit of gratitude and create cherished memories together this November.

HOLIDAYS
THANKSGIVING GRATITUDE
Rolling in thanks. A Thanksgiving gratitude game to enjoy with loved ones.
As we gather around tables filled with loved ones, add a touch of gratitude and fun to your Thanksgiving celebration. Simply roll the dice and let the numbers guide you to express your thanks in unique ways. Whether it's a favorite song, a cherished memory, or a special place, this game is a fun way to share moments that make our hearts full during this season of gratitude.

NOVEMBER MARKET UPDATES

In the Phoenix real estate market, October saw a significant rise in mortgage rates, impacting demand and causing a drop in pending listings and monthly sales.

However, new listings have started to stabilize supply levels, shifting the market towards a more balanced state. Despite this change, the average closed price per square foot increased by 3.4% in the last month, while the median sales price remained relatively steady. The Federal Reserve's decision not to raise the Federal Funds Rate in November led to a sudden drop in mortgage rates, potentially stimulating demand. The new home market remains robust due to limited resale supply, resulting in faster price increases. The focus now is on whether buyers respond positively to rates below 7.5% in the coming month.

As always, I want you to know that I am here for you ready to help you make the best real estate decision for your unique needs

HIGH COUNTRY FALL ESCAPE

Recently, I had the pleasure of retreating to Munds Park, near Flagstaff, for a girls' getaway with my closest friends. It always amazes me how a mere two-hour drive transports you to a world of cool temperatures, lush greenery, and captivating fall foliage.
Our weekend was spent in a cozy family cabin, with a wine-tasting adventure at Page Spring Cellars, and hiking through the fabulous fall foliage. The beauty of the high country never fails to captivate and is a reminder of Arizona's diverse and breathtaking landscapes.
