Ok, market numbers…
We currently have 639 homes for sale along 30A which is 21 less than we had at the beginning of the month. We had 53 new homes come on the market (and yes it does include to-be built inventory in Origins) since beginning of the month, while 56 went under contract and 41 homes sold.
Having more homes go pending than new listings entering market is a great sign. Inventory is being reduced, so there is no additional downward pressure on price. I know that may not be what you want to hear as a buyer, but ultimately, stable market is what benefits everybody.
Ok, now let's look at the findings on Walton County Tourism in 2023…
- 2.3 million people visited 30A this summer and they spent $1.9 billion
- Occupancy is 71.8% (down 8% in comparison to 2022), which is better number than I expected considering that 55% more Americans went to Europe this year than last year. Have you tried getting a passport recently? I have. No fun.
- Average Daily Rate was $580.80
- 60% of travelers knew exactly which neighborhood they wanted to go to and only considered it
- 76% drove to 30A while 24% flew (up 3%)
- 62% of visitors come from these states: Texas, Georgia, Tennessee, Alabama, Louisiana, Mississippi
- Typical party size is 6 people. This is super important for those of you buying to maximize rental revenue. All you need then is a 2 bedroom condo with a pull out sofa.
- 64% have at least one person under 20 years old in their party.
- People stay on average for 6 nights
- 30% have been to 30A at least 10 times already
- Top activities are beach (92%), followed by restaurants (86%)
- 95% will definitely return to Walton County
