December Triangle Area Market Update
 
Here are the top 4 things to know about the 
Triangle Real Estate market as we close out 2023!
   1) New Listings are down slightly:
New Listings are down a bit from last month (to 2,905), but up 9.3% from this time last year. Total inventory is up to 7,651 units. We know we haven’t shared this specific data point (total inventory) before but it’s a good key indicator when considering how competitive the market is and how buyers are beginning to get an advantage!
   2) Average Days on Market has ticked up a bit:
Average DOM clicked up again to 19, however year-over-year this number is flat, so nothing too earth-shattering to report. Median days on market has also gone up slightly from last month to 5 DOM. 
   3) Average Sales Price is up:
Average Sales Price climbed again this month to $488,112. With about 2.5 months of supply, the market has showed significant resiliency as people continue to combine households, get out of the rental rat race, or move to the Triangle to take advantage of the great quality of live offered here. 
   4) Mortgage Rates have gone down (further!):
Mortgage Rates declined again at the end of November – currently rates are around 7.125% which means your money goes further!
