  • Four straight weeks of positive purchase application data.
  • Pending sales at decade lows.
  • Strong Consumer.
  • Slower activity due to constrained inventory, cautious buyer pool, and prohibitive rate.
  • If/when rates go lower, purchase apps continue to improve… then we will see more activity, increased pricing, and competition.
  • Demand is picking up. Buyers of mine who have been dormant and waiting are reaching back out. “Let’s go see some things”.
  • Buyers are also Sellers. As rates fall, more inventory will hit.
  • Savvy, opportunistic buyers will get in now before another frenzy and be rewarded.
