DECEMBER MARKET UPDATES
 
Mortgage rates initially surged but declined through November, yet this drop didn't notably boost housing demand. Higher home prices from a year ago could be a reason for the weakened demand.
 
The median sales price increased slightly, while the average price per square foot dropped due to fluctuations in the luxury market. Limited supply is preventing a drastic fall in prices. Anticipating more listings in January after a stable supply in December.
 
December isn't typically a peak month for home buying, so January's second half will reveal more about buyer responses to lower mortgage rates around 7% versus 8%.
