January Triangle Area Market Update
 
Here are the top 4 things to know about the 
Triangle Real Estate market as we head into 2024!
   1) New Listings are down:
New listings are down markedly, likely due to the holidays, however we anticipate this to pick up in the next few weeks! 1,191 new listings this December has put more pressure on Buyers to find the home that works best for their family. We’re deploying all strategies to match our buyers with the best possible homes both on and off the market as well as within the new construction market (where our clients are finding success in securing some of the best values in the region).
   2) Average Days on Market has gone up a bit:
Average days on market increased to 27, and Median DOM up to 9, as many buyers were less focused on home shopping and more on their friends and family over the holidays. However, this week already, we’ve been in 2 multiple offer situations so it’s safe to say that things are picking back up this week.
   3) Average Sales Price is down slightly:
Average Sales Price dropped some in December to $455,136, but overall this is relatively steady for the market.
   4) Mortgage Rates have continued to go down!
The best news of all is that mortgage rates have slid to below 6.5% and are currently running at about 6.375%. This presents a significant savings for our clients as their overall mortgage costs have been reduced as interest rates have come down from their highs of 2023.
