1. 30Y fixed dips below 6% by EOY. 7Y ARMs get into the high 4% range. Everyone is delighted. :)
 
2. Prices in NYC rise 3% YoY. (I'm not going out on a limb here I know, but the “doomsday housing crash” conspiracy theorists believe otherwise).
 
3. Inventory will increase 11%. Buyers are sellers, remember; loosening market conditions benefit both sides of the transaction to varying degrees.
 
4. Bidding wars will return.
 
5. Deal volume/“transactions” up 13% YoY.
 
6. Office occupancy will reach 65% of pre-covid levels. Magic happens at the office.
 
7. M.Kahler Season 2 drops. It will be evolved. It will be nostalgic. The kids will clamor.
 
8. I will find the Biggest Sit yet.
 
9. $CELH up 125% YoY. (This is one of my personal “picks to click,” but this is not financial advice).

A slice of paradise in Boerum Hill, 450 Warren St is designed by the international masterminds running the elegant New York-based architecture firm SO-IL and developed by Tankhouse.
 
The main takeaway here is the art of space and proportion. Vertical, horizontal, and square windows are placed masterfully, giving what would be bland spaces an immediate art-house feeling. The master bedroom is a prime example, and the bathroom is perfectly Kubrick-esque.
 
The finished concrete on the ceiling is another masterful touch, giving the space a kiss of Brutalist Modernism, while the wooden floors keep it feeling cozy. The juxtapositions in this property couldn't have been designed with more harmony. The layout is the cherry on top. With ample square footage between living quarters, you have the space to take in all the architecture as you roam from point A to B.
 
The concrete accents along the white curved walls give it a rare Acapulco-in-Brooklyn vibe throughout, and that's without mentioning the three private outdoor spaces. Few things could beat hosting a lunch out on the main patio area, with all of Brooklyn taking shape ahead.
 
I believe we're destined for smarter living spaces and elevated design sense in our future lifestyles, and this apartment is a sure step in that direction.
