March  Triangle Area Market Update
 
Here are the top 4 things to know about the 
Triangle Real Estate market right now:
   1) New Listings are up again:
New listings grew again in February to 3,782. This is up 25.8% from February 2023 by more than 700 listings. However, the total number of homes for sale shrank month over month and year over year. We finished the month of February with 5,726 homes for sale across the Triangle. This is about a 2-month supply of homes. We consider a balanced market one with about 4-6 months of supply. This means that while it’s difficult for our buyers to avoid multiple offers, it’s a great time for our sellers to sell with demand outstripping the supply of homes on the market. 
   2) Average Days on Market has decreased:
The Average Days on Market shrank from last month to 45 days. Caution though as in many neighborhoods homes are selling within the first week or less and often with multiple offers.
   3) Average Sales Price is up a bit:
Average Sale Price climbed in February to $458,239. This is almost a $6,000 increase over January and up almost 4.5% from February 2023 when Average Sale Price was $438,491. Limited inventory continues to support rising home values here in the Triangle despite stubbornly high mortgage rates.
   4) Mortgage Rates have held steady:
Speaking of mortgage rates, today the average 30-year fixed rate mortgage is priced at approximately 7%, about where it was this time last month.
