June Triangle Area Market Update
 
Here are the top 4 things to know about the 
Triangle Real Estate market right now:
   1) New Listings are up again:
New listings continue to grow, although it seems as we may be approaching the seasonal peak. This month the Triangle added 4,788 new listings. For perspective, in the COVID era, our seasonal peak of new listings has typically come in June or July. Pre-COVID, the greatest number of new listings typically arrived in May and would often top out above 5,500 new listings. Any growth in new listings is good for those looking for a new home, but we still have a ways to go to get back to a more normal level of inventory.
   2) Average Days on Market has decreased:
Average days on market, across all price points has continued to decline. This past month, the average days on market was 15
   3) Average Sales Price is up:
   4) Mortgage Rates have remained flat:
At the end of May rates remained relatively flat around 7.25% for a 30-year fixed rate loan. It remains to be seen whether we get the cuts we were predicting earlier this year, but we are optimistic that even a continued stabilization of interest rates will help our clients get into their first or their next dream home.
