New Legal Updates 
 
Broker Commission Settlements Near $1 Billion
A wave of legal settlements is sweeping the real estate industry, with major brokerages, including The Keyes Company in Florida, reaching agreements in ongoing lawsuits over buyer agent commissions. These cases, including the landmark Sitzer/Burnett trial, allege that sellers were unfairly charged commissions for both buyer and seller agents. The cumulative settlement fund across multiple lawsuits now approaches $1 billion, with final approval hearings for some of the largest settlements expected by late 2024​  (RealEstateNews.com).
 
NAR Announces Key MLS and Buyer Agreement Changes
In a related move, the National Association of Realtors (NAR) has introduced significant updates to its rules for MLS platforms and agent-buyer agreements. As of August 2024, MLSs are prohibited from listing offers of compensation to buyer agents, and agents are required to sign written agreements with buyers when providing certain services like showings. These changes aim to increase transparency and compliance in real estate transactions, with further refinements expected as the new regulations are implemented across the U.S.​(RealEstateNews.com).
