Total new listings are up for the Month of August. The month ended with 4,246 new listings or a gain of 10% this year over last. Additionally, total inventory also continued to accumulate totaling 8,205 housing units in the greater Triangle available for sale.
2) Average Days on Market has held steady:
The Average days on market across the Triangle has begun to level out over the past few months. Holding at 20 days on market, there is consistent market activity but homes are taking a few weeks to find the appropriate buyer
Mortgage rates have fallen since we last checked in last month. This is driving mortgage applications and that is beginning to produce more buyer activity on our listings. Note that when we see more buyers jumping into the market without a corresponding growth in the number of homes available, we should expect that home prices continue to rise further.
