Hey, First name / there, A quick note before we dive into real estate talk… Thanksgiving is the perfect time to hit pause and send love and gratitude to the ones we're most thankful for—and I'm feeling so very thankful for YOU! Whether you've bought or sold a house with me, recommended me to a friend, or just been a part of my real estate family this year—thank you. Your support means the world. You could've chosen any agent, but you chose me, and that's something I'll never take for granted. So, as you get cozy with family, eat your weight in mashed potatoes, and maybe argue about the best pie (I'm team banana cream, BTW), know that I'm super grateful for you. Here's to good food, great company, and a whole lot of gratitude. Have an amazing Thanksgiving! |

Ok, adulting isn't always fun, but saving money, protecting your home, reducing your carbon footprint, and having yourself a cozy little winter is. 😎 Here are five quick and easy ways to prepare your home for winter— |
|
1. Turn Up the Humidity- Kansas City winters bring low humidity levels (rude), causing wood floors to crack and higher heating costs because dry air feels colder. A whole-home humidifier connects to your HVAC system and keeps air at an optimal 30–50% humidity for comfort and energy efficiency. 2. Weatherstrip Doors and Windows- Gaps around doors and windows are major sources of heat loss. Use adhesive foam weather stripping or door sweeps to seal those gaps. This is an affordable, easy-to-pull-off task that makes an immediate difference in your comfort and heating bills. 3. Reverse Ceiling Fans- Ceiling fans running clockwise push warm air down from the ceiling, making rooms feel warmer without turning up the heat. Flip the small switch on the fan base to reverse the blade direction. 4. Cover Outdoor Faucets- Below-freezing temperatures can cause faucets to freeze and burst, leading to costly repairs. Disconnect all garden hoses to prevent your pipes from freezing and bursting. Want a little extra protection? Purchase foam faucet covers and secure them over your outdoor spigots. 5. Add Heavy Curtains or Thermal Drapes- Windows are a major source of heat loss, even with good insulation. Thermal curtains or heavy drapes add an extra barrier against the cold. Open them during the day to let in sunlight and close them at night to trap heat inside. |
