February Triangle Area Market Update
 
Here are the top 4 things to know about the 
Triangle Real Estate market right now:
   1) New Listings have gone up:
January provided a much-needed bump in new listings as we begin 2025. 
 
3,929 new listings came to the Triangle market in January. This jump in inventory has certainly inspired us here at Kaplan & Co to encourage Buyers and Sellers to get off the sidelines early this year as it seems as though people are ready to start this Spring season earlier than expected. 
 
While many of the conversations that we’ve been having are with clients that need to move for a reason – needing more space, relocating for employments, downsizing, etc. it also seems to be true that some folks are just tired of waiting for any changes and are recognizing the great opportunities that are presenting themselves right now.
   2) Average Days on Market has increased slightly:
Average Days on Market rose just a bit in January to 32 days however, the median days on market is still hovering around 10 as it was for the entire second half of 2024. This is indicative of the favorable market conditions for homes that are priced-right, in good condition, and in desirable locations. 
   3) Median Sales Price has decreased slightly:
   4) Mortgage Rates are up but steady:
According to Mortgage News Daily, as of the publishing of this newsletter, 30-year fixed rate loans are at just about 7%. 
 
Thankfully – this has been about the same since the middle of January. This stability is what the housing market needs! No matter what the rate, predictability is always favored over volatility. While buyer’s credit score, loan amount and home location can all play a role in the rate you are paying we hope that this helps give you a better understanding of what rates look like as you begin to think about your next home purchase.

Like many of you, this January felt like one of the longest months on record in our house.
 
There were teacher workdays, snow days, but most importantly there were BIRTHDAYS!
We love celebrating all of our January babies (Jeremy & Charlotte on the 1st and Madison on the 27th). 
 
The girls were thrilled to be back at the Rainbow Room for their birthday parties, and are even more excited about their “big girl beds.”
