Welcome to March! Hope this note finds you well. It has been a quite a month, right?! TK & I were just looking back at all that happened this month here in OHCC - it was definitely a full one!

Welcome to Ocean Hills LIving | 03.2025
The picture above is us with TK's sister who visited for her 70th birthday last week. We had a great time entertaining her OHCC-style from a visit to the Rooftop Bar in Oceanside to golf, pickleball and family & neighborhood gatherings right here in the neighborhood. We love showing off this amazing place we call home.
 
We have given a lot of tours of OHCC lately. It's so much fun to load up on the golf cart & take visitors around to see all that OHCC has to offer. If you haven't joined us for a tour yet - we highly recommend it! You can schedule it here. (We can even send you a virtual tour!) 
 
Every time we tour, we have a new story to tell because every day we meet new people. It's pretty cool. And, it's what we really love about this community & what we do here to help people find or sell their home.
 
It was so fun to welcome our newest buyers to their home this month. We have become fast friends through the process. It was also such a pleasure to be invited to our last buyers' home for dinner this month. Clients truly do become not only neighbors for us - but friends. We love watching the transition of a house as new owners make it their own.  
 
That said, it's an interesting dynamic here. When someone is selling their home in OHCC - it's usually not because they want to leave. It's because they have to - whether to live closer to family for more support or to move somewhere that provides care. Sometimes it's a relative selling the home as their loved one has passed on. There's always an element of loss or letting go.
 
On the flip side, when someone is moving in - it's very exciting. A new adventure. New friendships. New lifestyle. New chapter. 
 
The more time we spend here, the more we see the beauty in all of it. The full circle. We love learning from the previous generations & witnessing their legacies here in the community. 
 
We also love being part of the bridge that brings new homeowners to the neighborhood. Homeowners that truly value community. People who are ready to fully embrace the lifestyle that OHCC has to offer - and people who are ready to serve the community with their skillsets & talents.
 
Being part of that whole process - the connections, the resources, the emotions in all of it. It's such an honor.
 
Whatever side of the coin you sit on - we just want to take a moment to say “Thank You”. Thank you for letting us be part of your journey. Inviting us into your home via this email…and helping us continue to make OHCC such a special place to call home.

🏡 MARKET UPDATE for OHCC
 
In February 2025, real estate activity at Ocean Hills Country Club remained steady, with 16 homes on the market, down from 19 in January. The median asking price increased slightly to $1.195M, up from $1.179M last month.
 
A total of 11 homes sold, with 2 closing above asking price (+$1K and +$15K) and 7 selling below—including 2 that sold significantly below their original price (-$150K and -$360K).
 
The median sale price dipped to $1.025M, a notable drop from January’s $1.170M. The median time on market rose to 30 days, up from just 8 days in January.
