April Triangle Area Market Update
 
Here's what you need to know about the 
Triangle Real Estate market right now:
   Quick look at the numbers:
🏷️ Median Sale Price: $420,825 – flat YoY, but up 3% from February.
📉 Homes Sold: 2,544 – down 5% YoY, but up 25% from Feb as buyers return.
⏱️ Days on Market: Avg. 59 days (down from 78 last year); median = 21 days.
🏘️ Inventory: 7,163 active listings – 36% more than last year, easing pressure.
💰 Mortgage Rates: ~6.6% for a 30-year fixed – lowest since late 2024.
   What it means for YOU:
🔑 Buyers – More inventory and lower rates mean more breathing room. Still, act fast on well-priced homes and ask builders about incentives!
 
💡 Sellers – It’s still a seller’s market, just not as wild. Price competitively, prep your home, and take advantage of eager spring buyers while rates are stable.
 
🏡 Bottom Line: Balanced momentum is back. Inventory is growing, prices are steady, and demand is healthy. Whether you're buying or selling, spring 2025 offers opportunity with a bit more predictability.

Our first big family adventure post-COVID was a Spring Break trip to the Club Med in Punta Cana. 
 
We didn't know what to expect because we hadn't been on that type of a trip before, but between the kids club, the adults only pool, and the amazing food & entertainment, we were sold.
Needless to say - we can't get enough. 
 
Last year we were lucky to bring along old friends to share in the magic together, and this year we were reunited with some friends that we met AT Club Med a few years ago.
