As they say - April showers bring May flowers. We don't have much rain here in OHCC, but if we take this phrase metaphorically…we have to say that after all of life's “showers” in April….May is going to be spectacular! We look forward to seeing the beautiful flowers life blooms for ALL of us this month.

Welcome to Ocean Hills LIving | 05.2025
Our family has been blessed with good health overall, but this past month brought several unexpected medical emergencies. It was a stark reminder of how crucial it is to have excellent healthcare close by—and we are incredibly grateful we do. 
 
If you're not familiar with the area, I included a quick post below sharing a few of the medical resources we have personally interacted with this month. We are so fortunate to live in close proximity to so many options and resources. Makes it so much easier when the unexpected emergency arises.
 
Yesterday, OHCC hosted its neighborhood community garage sale. It was soggy and drizzling, but people were still out there selling their wares and finding new treasures.
 
TK and I are heading out tonight to see GREASE as Moonlight Theater kicks off its summer season. We will see how the weather holds out today. This venue is a summer favorite for us. Check out my post below about their summer season.
 
Last, but certainly not least, TK's mom just joined us as a neighbor here in OHCC. She moved from Utah in early April. So, now we have BOTH of our moms living here in the neighborhood - each less than one mile away. Pretty cool, right? We really need to think up some special ways to celebrate Mother's Day now that everyone is so close. If you have any great ideas, let us know!

🏡 COMING SOON - 4905 Alicante Way
Our newest listing will be live later this week with an Open House scheduled for May 10 & 11. We love this house because its sits right on the golf course looking West with a great view of the clubhouse. Someone is going to have some fun making this place home! 🏡 MARKET UPDATE for OHCC
 
In April 2025, real estate activity at Ocean Hills Country Club remained active, with 16 homes sold, up from 9 in March. The median sale price rose to $1.125M, up from $927K last month. Homes sold at a median of 17 days on market, showing strong buyer demand.
 
As of the end of April, 19 homes are available for sale, with a median asking price of $1.008M. These active listings have been on the market for a median of 21 days.

A few key takeaways from this past month from TK - your resident REALTOR & specialist:
  • Flips Dominate Sales6 of the 16 homes sold were flipped properties. While often upgraded attractively, one flip remained on the market for over 113 days, showing that pricing and presentation still matter.
  • Small Homes, Big Value – Two Delphi floor plans (the smallest in the community) sold in April, both remodeled and one flipped. Impressively, both achieved a higher price per square foot than the two highest-priced sales of the month.
  • Pricing Trends9 of the 16 homes sold below asking, while 3 sold slightly above. This suggests a continued need for realistic pricing strategies.
  • High-End Highlights – A couple of higher-priced homes sold, including one with stunning golf course and ocean views, proving that premium features still command attention.
  • Off-Market & Upcoming Inventory – One home sold before hitting the market, and several redevelopment projects are underway, expected to appear in future listings.
  • Steady Inventory – Active listings have hovered around the same level for the past few months, maintaining stable supply for buyers.
