Hello from OHCC and welcome to June! Can you believe it? This year is flying by so quickly, we can hardly keep up with the month/week/day. How about you?
The last few weeks our Facebook memories have been filled with images and posts of the graduations and ceremonies that happened during this time of year while raising our daughters. Without that sort of stuff going on, it's easy to forget what month it is!
Speaking of graduations, we recently announced our own graduation of sorts. We are going from ‘dog grandparents’ to ‘human grandparents’. Our oldest daughter is having her first baby in September.
We are beyond excited!
That said - this is our last summer before we step into our new roles and titles as Grandma and Grandpa. So, we are going to make it a fun one.

When we first moved into OHCC, I remember someone telling us that Ocean Hills Country Club is like‘summer camp for unsupervised adults’. We thought that was so funny, but it's also SO true!
Did you ever go to summer camp as a kid?
It really does feel that way here in OHCC. Countless activities - from pickleball to golf, glass fusion to pottery, theatre arts to chorale, sailing to water volleyball.
There is no shortage of things to do and no shortage of friends to do things with. And - with near perfect weather all year round, it just doesn't get much better. All you have to do is jump in.
Unlike summer camp, there is no one dragging you out of bed in the morning or telling you when to go to bed. You're in charge. It's up to you to decide…

A Harvard study shows that the most determinant factor for happiness in our 80's is the quality of our relationships in our 50's. And that this also translates into better health in our later years.
I don't know about you, but that makes me want to pay better attention to the relationships in my life right now. How about you?

In May 2025, real estate activity at Ocean Hills Country Club showed signs of cooling slightly. 9 homes sold, down from 16 in April. The median sale price was $1.039M, a decrease from $1.125M last month. Homes took longer to sell, with the median days on market rising to 28, compared to 17 days in April.
Inventory held steady, with 19 homes available for sale at the end of May, unchanged from last month. The median asking price rose to $1.159M, up from $1.088M. Active listings had a median time on market of 26 days, slightly higher than April’s 21.

New Pricing Milestone – A San Remo, one of the largest floor plans in the community, set a new record at $1.7M. It featured extensive upgrades and an open view, underscoring buyer demand for premium homes.
Redevelopment Trends – 2 homes sold in May were redeveloped and 1 more sale may return to market as a flip. While investor activity continues, buyers seem to favor quality owner-upgraded propertiesover developer redo's.
Showings Slowed – Overall activity and showing volume appeared lower in May, reflecting a more measured pace in the market.
Price Reductions Increasing – Many homes saw price reductions in May, contributing to a shift in buyer leverage.
Buyer Opportunities – With 6 of the 9 sales closing under asking, and only 2 selling over asking price, the market is showing signs of price sensitivity. Buyers willing to take on a little work may find great value.
Notable Sale – A second high-end sale closed at $1.35M, reinforcing demand for well-upgraded properties in desirable locations.
Seller Strategy Matters – Move-in ready homes are still selling quickly, but those that need work or are priced too high risk sitting. Pricing correctly from the start is critical.
With the market tilting slightly in favor of buyers, especially those looking for value and willing to do some light upgrades, May showed that smart pricing and presentation are more important than ever.
