Hello from OHCC and welcome to July! Hope this note finds you well. We are in full-on summer mode at our house. Enjoying the longer days and getting outside more. Summer concerts. Bike rides. Golf. Pickleball. It's even time to break out the paddleboards now that June gloom has cleared out!

A few highlights since our last newsletter…
 
We celebrated our 34th wedding anniversary with dinner at one of our favorite spots in Oceanside. (See below for more on that.) We also enjoyed a fantastic Backyard “Baby-Q” with friends and family at our daughter's baby shower. Not to mention all of the fun 4th of July activities we enjoyed this weekend…
 
This time of year really makes you appreciate your backyard, right? Whether a local adventure to enjoy a favorite spot or chilling in your own backyard - 'tis the season for relaxing and soaking up the sun.

❤️Need an Escape?
It feels like everyone is traveling somewhere this month. But, not us! lol! Actually, I can't think of anywhere I'd rather be in July than right here at home. 
 
TK and I are not big travelers. It's ironic because 34 years ago, we got married in Costa Rica. It was long before destination weddings were a thing and before Costa Rica became such a popular vacation spot. Oddly, though, we've become homebodies - which is probably why we love helping people find their perfect one.
 
I guess between kids, pets and owning our own businesses - travel was just not a priority for us. And, like I said, we just really love being at home. (It also probably helps that we have always lived in tourist spots - Santa Cruz, Lake Arrowhead, San Diego - beautiful places that offer plenty of things to do.)
 
The real estate business has the reputation of being pretty all-consuming. We can attest to that. But, we also try to bring a little bit of vacation into our everyday life - which is SO easy to do here in OHCC. We don't even have to get in the car! 
 
So - while we may not be big on traveling, we are huge fans of staycations. 
 
What is a staycation? It’s a vacation, but instead of venturing to some far-flung location, you stay home and enjoy your own community. The idea is to give yourself a break and unwind, recharge your batteries, and enjoy your local area without the hassles of traveling.

Over the years, we've done several variations of staycationing. One year, while both of our daughters were traveling internationally on school trips, we hunkered down and vacationed right in our own house. It was pretty awesome. We ate out every night. We slept in late. We enjoyed lounging in our own backyard. Sounds crazy, but it was one of our best vacations.
 
Whether you're traveling this summer or not, don't forget to enjoy your own backyard. Not just your house…but the unique local spots that make your community special. 
 
Be a tourist in your own backyard. It's pretty fun and it doesn't take a lot of planning - just a spirit of adventure and appreciation.
 
PRO TIP: Think about your favorite things to do. Now, see if you can craft a weekend or a day or even just an afternoon to indulge yourself in that. The more you learn to bring a little vacation into your daily life - the less you'll need to escape from it.

🏡 MARKET UPDATE for OHCC
 
In June 2025, real estate activity at Ocean Hills Country Club picked up slightly with 10 homes sold, up from 9 in May. However, the median sale price declined to $887K, down from $1.039M the previous month. This shift was largely due to a higher number of sales under the $1M mark and the absence of higher-end closings that had boosted pricing in April and May.
 
All sales in June closed at or below asking price, with 6 homes selling below and 4 selling at asking.
 
Homes moved faster in June, with a median of 16 days on market, compared to 28 days in May. One home appears to have sold before hitting the market, and another had very desirable upgrades and received multiple offers on the first day. In addition, several smaller, well-upgraded floor plans were priced attractively—all of which likely contributed to the lower average days on market.
 
There are currently 17 homes available for sale, a slight drop from 19 in May. The median asking price declined to $1.095M, down from $1.159M. The median time on market for active listings increased to 36 days, up from 26 days in May, suggesting that some homes are beginning to sit longer, likely due to overpricing or a lack of desirable upgrades.
 
At least two of the homes sold in June were purchased by developers, so we expect to see those return to the market fully remodeled around August/September. If you would like the inside scoop on those, feel free to reach out.

  • Slight Uptick in Sales Activity - Sales volume increased modestly, but at lower price points, indicating stronger buyer interest in the mid-range homes.
  • Faster Sales for Well-Priced Homes - Homes priced accurately continue to move quickly, with a median of just 16 days on market.
  • Price Adjustments Continue - The decline in both sale prices and asking prices reflects the market’s ongoing shift to align with buyer expectations.
  • Inventory Holding Steady but Sitting Longer - While the number of active listings has remained consistent, more homes are staying on the market longer, often due to condition or overpricing.
  • Turnkey Homes Still in Demand - Most buyers continue to prefer move-in-ready homes. Well-upgraded properties are still selling faster, so buyers should be ready to act quickly if they find a great one.
  • Buyers Still Have Leverage - With no homes selling above asking and price reductions becoming more common, buyers remain in a strong position, especially those open to light cosmetic updates.
