Even beautiful, well-maintained homes can sit on the market longer than expected these days. We recently advised clients to reduce the listing price of their home, which had been sitting for a couple of weeks. Within an hour, we saw renewed activity—multiple showings, two offers. We went into contract shortly thereafter.
Why Doesn’t the Buyer Just Make a Lower Offer?
You’d think a buyer would simply offer less—but that’s not how our local market typically works. In other parts of the country, low offers are common. But here in the Bay Area, the culture is different.
In fact, our region was among the first to provide full disclosures upfront to encourage non-contingent offers—something that initially frustrated agents outside our area but has since become “best practice” in many markets.
Why a Price Reduction Can Be a Powerful Strategy.
Most Buyers Don’t Want to Offend the Seller.
Buyers—and sometimes their agents—avoid writing low offers for fear of being rejected or coming off as disrespectful. If they believe a home is overpriced, they’ll simply move on to a new one with what they perceive as having better value.

If you've had showings but no offers, it's a clear sign: buyers are comparing your home to others and choosing differently. A price adjustment isn’t a setback—it’s a savvy move to meet the market where it is today.

Homes sitting more than 30 days can become stigmatized, even if there’s nothing wrong with it. A fresh price point can spark urgency and revive interest from buyers who’ve seen your listing before.

Strategic pricing creates competition. When buyers see value, they move faster. A small price correction can make all the difference—leading to a quick sale or multiple offers.

Don’t wait.
If you see a home you love, make an offer before it’s gone or you end up in a bidding war. You might have been able to negotiate before other buyers jumped into the pool with you. Now, your leverage disappeared.

Proper Preparation is key.
Buyers are seeking a home that is move-in ready. Buyers are not as reluctant to buy a home that provides value, even with rates being where they are today. Some homes are receiving offers over the asking price.
