Greetings from OHCC and welcome to August! We hope you're enjoying your summer. We had a fabulous July here in Oceanside. The weather could not be any more perfect. Low to mid-70s, sunny, cool ocean breezes. It's pure heaven & we are NOT taking it for granted - that's for sure!
A few highlights since our last newsletter…
August is my (Karen's) birthday month. It's also my favorite month of the year - not just because of my birthday, but because I LOVE summer & those two things combined give me plenty of excuses to get out & enjoy more outdoor adventures.
Concerts. Bike rides. Sailing. Pickleball. Backyard parties. And yes, selling houses! I love that we can do it ALL right here. I also love what that means for our clients.

Active Living ❤️ Redefined
Nothing like a birthday to make you take pause & reflect on life.
We were recently invited to a “High School Throwback” party here in OHCC where you were supposed to dress in something you would have worn in high school. For me, that looked like a polo with the collar flipped up, side ponytail & Levi's jeans pegged at the ankles. (Do you remember the mid 80s?).
What would you have worn to a high school throwback party?
As you can see from the photos - we didn't quite pull it off, but we sure had fun trying. TK broke out his mullet from the Halloween box & his checkered old school Vans. There were a lot of laughs at the party because we all graduated at different times, so there was a wide mix of styles from the 60s, 70s & 80s. The fun part was the host collected all of our senior photos & we played a game where we tried to identify which picture was who. Much harder than you would think!
We love the mix of ages here in OHCC from our age up to our parents' ages. We are constantly inspired & reminded of the importance of staying active, trying new things & being willing embrace the beginner's mindset - especially at this stage of life.
One standout example is someone we met at a birthday party this month. We love her personality - grounded, authentic & wicked smart. Ph.D. in Engineering. Mother of 3. Grandmother to one. She's a sailing captain. Active in pickleball and table tennis. She teaches art classes. Babysits her grand-daughter weekly. And has been caring for her aging parents - both of who recently passed. All of that while also working on plans to redesign their backyard landscaping.
I mean - Wow. THAT is active living.
The truth is - we've met a lot of people here in OHCC who are absolutely redefining active living. It's not just about golfing & pickleball & keeping busy. It's about learning & teaching & sharing. It's about embracing things you love & being open to new things. It's about crafting your own life, while also being present for those you love. It's about giving back & paying it forward. It's about letting go & moving on. It's about knowing what really matters & creating space for it in daily life. It's about being less guarded and more open.
As I turn 57 this month, I'm committing myself to living more actively. Not just in how I move my body, but in how I move my heart & soul. Expanding my definition of ‘active living’ to more ‘artful living’. Crafting a life that focuses on creation, not consumption. Giving, not taking. Reverence, not speed. Honoring the ordinary. Creating ripples that roll on.

Both of the featured listings we shared with you last month are now in escrow. Yay! Meanwhile, we are working with a lot of buyers right now. Quick Story: Our recent buyers on Majorca benefitted from our ability to act fast. We had worked together for months to get all of their ducks in a row. We spent lots of time together viewing properties & figuring out what would work best for their goals. The day the listing went live, we were the first to preview the property & then got our clients in for a tour. They made an offer that same day & benefitted from being the first offer. There was a lot of interest in that property, but because we were prepared & acted swiftly, our clients were able to get the perfect house they had been waiting for. We are so thrilled for them! A lot of things go on behind-the-scenes to make all of that happen & we love orchestrating the entire process in service to our clients.
PRO TIP: Don't wait until you're ready. Start the process now. You will be much more likely to get the home you really want. (Whether 3 months, a year or two years down the road - now is the time to start laying out the plan. That's what we're here for!)
HOT TIP: Before we get started, there’s a very rare ocean view home hitting the market this week. Views like this don’t come up often, and this one will likely go very quickly. If you’re interested, or know someone who might be, reach out right away.
In July 2025, real estate activity at Ocean Hills Country Club slowed slightly, with 7 homes sold, down from 10 in June. The median sale price rose to $1.150M, up from $1.095M last month. Homes priced correctly continued to move quickly, with a median of 14 days on market, compared to 16 days in June.
Currently, there are 13 homes available for sale, down from 17 last month. The median asking price increased to $1.150M, up from $1.095M. A newly listed high-end home may be contributing to this uptick. The median days on market for active listings held steady at 35 days, just one day lower than June.
While the numbers show moderate activity, one listing stood out. Although it officially shows 26 days on market, the home had been on and off the market for a total of 114 days. It ultimately sold $23K below its original price and included over $33K in seller concessions.

TK's Takeaways
Sellers Are Adjusting, Slowly Just as I was preparing this update, I received two price drop alerts within minutes—one for $151K and another for $152K. We toured both homes when they first came on the market, and both felt overpriced. This highlights how some seller expectations are still catching up with current market conditions.
More Showings, Fewer Closings (for now) Showing activity has picked up recently, and we may see that translate into more closings in the coming months. Inventory is slightly down, which may help keep prices stable. The market feels balanced right now, buyers have time to explore, while well-positioned sellers still have solid opportunities.
More Open Houses, More Patience Required We’re seeing more open houses on weekends, a sign that sellers are receiving fewer private showings. Homes are not flying off the shelf, which is giving buyers the breathing room to shop around and make informed decisions.
Re-developer Activity Continues Two of the homes sold in July were purchased by re-developers, so we can expect more remodeled listings to hit the market around September. Additionally, one or two of the homes purchased by developers in June may show up in August. If you’d like the inside scoop on any of these, feel free to reach out.
A Shift in Remodel Strategy Some re-developers appear to be pulling back on major structural changes, likely due to tighter margins. For instance, we’re seeing some St. Tropez models without opened-up kitchens, and more projects are reusing existing cabinetry instead of installing new. With sale prices for remodeled homes trending lower than late 2024 and early 2025, it’s clear that budgets are being watched more carefully.
With steady pricing, motivated sellers, and savvy buyers, OHCC is experiencing a more balanced and thoughtful market this summer.
