Hi friends, welcome to The Ronicle, my monthly newsletter built around one simple idea: living well on and around the Grand Strand. Each issue is split into two quick parts: Lifestyle Living (what to do, where to go, what to try) and Real Estate Advisor (plain-English market updates and practical tips). My goal is for this to be a 3–5 minute read that leaves you with a couple of good ideas, and maybe a reason to smile.
 

Before we jump in, a quick note on how The Ronicle was born. Recently, I was out to dinner with my wife and friends at The Dunes Golf and Beach Club when our club’s GM, Brian Miklaszewski, came by our table to say hello, something he does often, and always with some fun conversation and great energy. During the chat, I mentioned I was going to be creating a monthly newsletter. Without missing a beat, Brian smiled and said, “I have the name for your newsletter : The Ronicle.” The table erupted with laughter, as we thought it was a joke, but the more we talked about it, the more we all loved it. And the name stuck with me! That is how The Ronicle was born. Brian, credit where credit is due.  This one’s for you!

Ron’s Spotlight: Miyabi's Japanese Restaurant
If you’re looking for a place that’s consistently fun and a consistently great meal, Miyabi’s Japanese Steakhouse is one of my go-tos. It’s the kind of spot that works for just about anything: date night, family dinner, or when friends are in town. The hibachi experience brings the energy, the portions are generous, and the whole evening feels like a little event. This location is in Myrtle Beach on Restaurant Row at 9732 N Kings Hwy, Myrtle Beach, SC 29572.

How Myrtle Beach got it's name
Before it was “Myrtle Beach,” the area was known by names like Long Bay, Withers, and New Town. The name “Myrtle Beach” was chosen in a town naming contest, inspired by the wax myrtle shrub that grows locally (with “Edgewater” as the runner-up).

The Market Temperature moved to 65 (last month 60), signaling a stronger seller-leaning environment. In practical terms, well-priced homes that show nicely are still attracting solid interest and can move quickly. Buyers should be ready to tour promptly, come in with strong terms when the right home hits, and avoid “testing” the market with low offers unless the home has been sitting. Sellers: this is a good reminder that pricing and presentation still matter, that the homes getting the most attention are the ones that feel turn-key and are positioned correctly from day one.

The Market Temperature moved to 32 (last month 24), which still points to a buyer-leaning market, even though conditions warmed up a bit compared to last month. In practical terms, buyers may have more room to negotiate, especially on homes that have been on the market longer, need updates, or are priced aggressively. That said, the best-located units and those that show well can still move quickly when they’re priced right. Sellers: focus on pricing, presentation, and positioning (and be ready to address common condo buyer questions like HOA fees, assessments, and what’s included). Buyers: it’s a good environment to be selective, compare options, and negotiate smartly, especially if you’re paying close attention to total monthly cost (HOA + insurance + taxes).

📦 Declutter for space: Clear countertops, open up walkways, and remove unnecessary furniture so rooms feel larger.
🧼 Deep clean like a hotel: Floors, windows, bathrooms, baseboards, and light fixtures - clean communicates “well cared for.”
🔧 Handle the “easy fixes”: Touch-up paint, tighten hardware, replace bulbs, and fix sticky doors before buyers point them out.
🌿 Boost curb appeal: Fresh mulch, trimmed landscaping, a clean entry, and a welcoming front door set the tone immediately.

🧭 Prioritize your “must-haves”: Decide what you won’t compromise on (location, layout, bedrooms) before you start touring.
🕒 Move quickly on the right home: The best listings don’t wait. Have a plan to tour promptly and be ready to write.
📝 Write a clean offer: Price matters, but terms win deals too. Strong financing, reasonable timelines, and fewer complications help.
