When it comes to purchasing a home, most buyers are choosing to finance their purchase, especially the younger generations. According to the 2025 NAR Home Buyers and Sellers Generational Trends Report, 74% of all recent buyers financed their home. Among buyers under the age of 44, that number climbs to over 90% who obtained a mortgage for their home purchase.
So how much are buyers actually putting down?
Across all age groups, the median down payment was 15%. Buyers under the age of 44 often put down less than that, while older buyers tend to put down a bit more. |

The truth is, a large down payment isn't required for everyone. Many buyers qualify for loans with far less out of pocket than they expect.
There are several loan programs available that are tailored to different financial situations. Depending on your credit, income, and a few other factors, you may have more options than you realize.
Here’s a quick look at some of the most common loan programs, courtesy of our friends at Envoy Mortgage: |

Whether you’re preparing to list your property or simply want to give it a refresh, staging can have a major impact on how others experience your home. Staging is defined as the process of arranging furniture, décor, and other elements to highlight a home’s strengths, downplay any distractions, and create a welcoming, marketable space. |
|
According to the 2025 Profile of Home Staging, 30% of real estate professionals reported that staging increased the value of a home by 1% to 10%. On a $400,000 home, that’s a potential boost of $4,000 to $40,000. |
|
The most commonly staged spaces include the living room, primary bedroom, kitchen, and dining area, but you don’t need a full furniture overhaul to make an impact. Here are some of the most effective, and budget-friendly, upgrades you can make to spruce up your space: - Declutter: Clear off countertops and surfaces. Remove excess furniture to open up the space and help rooms feel larger.
- Deep clean: A full-home cleaning, including carpets, goes a long way toward making your home shine.
- Depersonalize: If you’re selling, removing items like family photos, kids' artwork, and anything overly personal helps create a clean, polished look and reduces visual clutter. It also protects your privacy, since listing photos often remain online long after the home has sold.
- Tidy up pet items: We love our pets, but their beds, toys, and food bowls shouldn’t be the first thing people see.
- Check the lights: Make sure all bulbs are working and consistent. Bright, even lighting gives your home a polished, cared-for look.
- Touch up paint: Cover scuffs, dings, and scratches. Even small fixes can make your home feel freshly updated.
Whether you’re staging to sell or just to fall back in love with your space, these small updates can make a big difference in how your home feels, and how it's perceived. |
