This past week at our team meeting, William did a deep dive on hosting open houses. We could probably write several emails from everything he said, but let's start with some of the foundational stuff: what are open houses for?
Priority #1: Represent the seller.
Priority #2: Get more listings.
The purpose of an open house is not (primarily) to sign a buyer for that property. Yes, you are there to fulfill your fiduciary responsibility to represent the seller. Yes, the buyer may well be someone who comes through your open house. But more often than not, the serious buyers who come through are already represented by another agent. That's why you need to think bigger than that one property.
Every time you host an open house, you're auditioning to be someone else's listing agent. You are demonstrating your competence and proving your value to the people who walk through the door. It's in the way you prep for the event, the way you promote it, the way you welcome people in and engage with them.
