September is historically a great month for buyers — which means sellers need to be on their A game. First impressions start at the porch, and buyers often spend more time here than you’d think — waiting for the door to open, looking around, and picking up on all the little details. Every choice sends a message about the home.
But even if you’re not selling, your porch still sets the tone. With fall around the corner, it’s the perfect excuse to refresh, clean up, or add a festive touch that makes you smile every time you walk through the door.
If you’re prepping for showings: ✔️ Sweep the porch and freshen up the welcome mat ✔️ Clear cobwebs and replace any dead or faded flowers ✔️ Polish the door handle so it feels clean and cared-for ✔️ Make sure lighting is warm, bright, and functional ✔️ Keep the porch clutter-free (no packages, toys, or random shoes) ✔️ Add simple greenery or a neutral planter for a polished touch
Really think like a buyer and tell that story to yourself: does the porch feel inviting, well-lit, and cared for… or more like a haunted house that’s seen better days?
If you’re living and loving your home: ✔️ Layer outdoor rugs or mats to add color and catch dirt ✔️ Add seasonal flowers (like mums) or greenery for instant charm ✔️ Style with pumpkins, lanterns, or a wreath to celebrate fall ✔️ Use outdoor lighting or lanterns with candles for cozy evening curb appeal ✔️ Add a chair or small bench to make the space feel welcoming and lived in ✔️ Keep it personal — a playful doormat, favorite seasonal décor, or even a porch swing
Think about how you want to use the space. Are you creating ambiance for guests when they arrive? Or maybe you’re picturing yourself curled up on a porch swing with a blanket and a glass of wine, watching the kids ride bikes as the sun sets.
✨ Whether you’re selling or staying, your porch is more than just an entry — it’s the “handshake” of your home. Small changes here make a big impact on how people feel the moment they arrive.
🛋️ PRE-LISTING CONSULTATIONS
A Few September Openings Still Available
If you’re an agent with a listing coming up or a homeowner prepping for the fall market, I have a few pre-listing consultation spots open this month.
So… what’s a pre-listing consultation? It’s an up-to-2-hour “walk and talk” through the property, room by room, where we cover exactly how to get the home market-ready from the start. You’ll walk away with a clear, prioritized game plan to help your property put its very best foot forward.
Perfect for: ✔️ Agents wanting a strategic marketing edge ✔️ Homeowners who need a clear, actionable to-do list ✔️ Anyone hoping to avoid costly updates that don’t actually matter ✔️ Sellers who want to invest their time, energy, and budget in the right places ✔️ Clients who need guidance on details that do matter — like the right paint color or undertone — while avoiding changes that could hurt the sale ✔️ Situations where tailored recommendations are key, whether the budget is big, limited, or somewhere in between
Here’s the thing: staging is not the same as interior design (though design principles are always at play). It’s not just about placing furniture and fluffing pillows. True staging is strategic, intentional, and focused on marketing your property to its ideal buyer.
I’d love to guide you or your clients through that process so your listing not only looks amazing but sells smarter.

This season has been full of growth — the kind that’s messy, meaningful, and a little chaotic (just like life).
Between family adventures, continuing education (because I can’t stop learning), staying connected with design associations and resources, helping clients, building vendor lists, testing new software, and dreaming up fresh ideas… I’ve been deep in that behind-the-scenes hustle.
I’ve been redefining who my ideal client is, learning how to set better boundaries (because when you love teaching and helping others it’s hard to say no), and figuring out how to run a small business as a solopreneur while still building real relationships and partnerships that help us all thrive. Part of that has meant exploring the best ways to market my business — from showing up on social media and finding ways to showcase my ideas and inspiration to build my design portfolio, to creating presentations I can share with local brokerages and realtors highlighting the value of staging and the tools we can use to help their clients.
And yes — it’s absolutely still a work in progress.
But life isn’t all work. This summer we carved out time for family, from visiting Oklahoma State Parks to exploring Palo Duro Canyon in Texas (highly recommend the glamp sites… and the breakfast sandwiches 🤌). My oldest showed an interest in photography, so I dusted off one of my old cameras and started teaching him the basics. In another life, my dream was to be a photography professor — funny how life takes us down such different paths. Watching him discover that photography is more than just “point and shoot” has been a sweet reminder that some dreams can still be shared in unexpected ways.
We also walked through a big life change when my grandmother passed away. She was one of my biggest cheerleaders, and while saying goodbye was hard, the blessing has been sorting through her photos, recipes, and keepsakes. It’s funny how the simplest things — a little jar, a decorative box — can hold the biggest memories. These are also the things we treasure in our own homes, and they’re what make design so uniquely intimate and special. I kept my grandma’s recipe box, already brainstorming ways to incorporate it into my home in a meaningful way. These are the personal touches that leave a legacy behind. I’ve also started an ongoing project of creating a family cookbook from her recipes so those flavors and traditions can live on (and because clearly, I can’t help myself from adding more to my plate 😅).
We also spent time in the garden — a place that’s always teaching us lessons. Sometimes we get a great harvest, sometimes the bugs win, and sometimes a plant is meant to be saved for seed instead of the table. It’s become one of my favorite ways to show my kids where food comes from and what it really takes to grow it. Now we’re rolling right into our fall garden, and I love that the rhythm of planting and harvesting keeps us grounded through each season.
We wrapped up summer by checking out some local museums — finally visiting Factory Obscura (the kids loved it!) and catching the Ansel Adams exhibit at OKCMOA. It’s still there for a short time longer, so if you haven’t gone yet, I highly recommend it. I may even go again before it’s gone! Now it’s back to the grind with school life and the start of all things sports — archery, baseball, running. (Send coffee, please. 😅)
Through it all, my family remains my biggest priority. If I can pour into them, it helps me pour into others too — but that also means I need to pour into myself.
Time is flying, and even in the chaos, I try to soak up the things that bring me joy: photographing my kids at their sporting events, tending the garden, finishing pottery pieces that have been sitting on my shelf, sneaking in an impromptu “date” with my husband (sometimes that might just be a quick trip to the grocery store, let’s be real), or simply enjoying a quiet moment with coffee in hand and no one yelling “Mom!” (yet).
What I’m learning over and over again: investing in your passions — whether it’s continuing your education, planting a fall garden, picking up a new tool for your business, or finally cracking the school morning routine — always pays off.
We grow by doing, by trying, by messing up, and by showing up again.
So wherever you are in your own season — whether you’re thriving or just barely hanging on — I hope this reminds you: your efforts matter, your growth is valid, and even the messy middle is worth showing up for.

💬 TELL ME WHAT YOU WANT TO SEE
Is there a staging or design topic you’ve always wondered about?
Hit reply and let me know!
I use your questions and ideas to shape future newsletters, posts, blogs, and client resources — all with the goal of helping our community feel more confident in creating homes we love to live in (or sell!).
No question is too small, and if you’re thinking it… someone else probably is too. Let’s talk about it!
A little more about me…
I’m Whitney Kerr — wife to my best friend of 10+ years, boy mom to two wild and wonderful kiddos, coffee enthusiast, small biz supporter, old-school photographer, art lover, pottery dabbler, and plant-growing, design-obsessed, music-loving creative.
(And someday, I’ll probably add “chicken whisperer” to the list 🐓)
I’m also a licensed Realtor and the founder of KR Studios, where I blend interior design with real estate strategy to help homeowners, agents, and investors stage smarter, style better, and sell faster.
My real estate background gives me an edge when it comes to staging — I understand what buyers are looking for, what sellers are going through, and how to market a space to help it stand out.
I also know how the real estate business works, which makes me a valuable partner for both new and seasoned agents. I’ve been in your shoes, and I’m here to make your job easier — whether that’s through pre-listing consults, vacant staging, or just being a second set of eyes.
I love supporting fellow Realtors and look forward to helping you serve your clients even better by taking staging off your plate (and making your listings shine).
Design is where I bring in my love of function, flow, and family life — because I believe your home should feel like you.
Cozy, inviting, and beautiful… even with dogs running around, kids flopping on the couch, and muddy shoes forgotten at the door.
I’m all about designing for real life, not just Pinterest-perfect corners.
I want your home to feel like a refuge from the outside world and a reflection of what matters most.
That, to me, is true luxury — living well in the spaces we have now.
Whether we’ve worked together or not (yet!), I’m so glad you’re here.
My hope is that something in this email sparked a new idea, made your day a little brighter, or simply reminded you that home is always worth investing in — whether you're staging to sell or designing to live.
