Have a promotional strategy. For us, this is a team effort. But the agent does the heavy lifting — calling the neighbors, door knocking, placing signs, etc.
Be prepared to provide value. Get to know the house (even if it isn't your listing), the neighborhood, and similar homes for sale in the area. If a visitor decides this house isn't the one, you can be the one to introduce them to others that might suit their needs.
