The energy was incredible, the support overwhelming, and it was truly inspiring to stand together at the forefront of what’s next in modular housing.
A very special thank you goes to Mayor Greenberg, Cathe Dykstra, and the Family Scholar House without your vision and support, none of this would be possible for MMY US. Because of leaders and partners like you, we are not only building homes, but also building hope, opportunity, and a brighter future for Louisville and for America.
Setting the Record Straight: What MMY US is Really Building in Louisville
Recently, a local news story suggested that MMY US received taxpayer funds without delivering homes and that our team isn't hiring locally as promised. While we appreciate a catchy headline, the facts tell a very different story.
Incentives? Yes, but not as reported and not linked to the provision of any housing units
MMY US received a single package of incentives from the city to locate our plant in Louisville… in fact, at least 50% less than other states and locations in Kentucky offered. Incentives exist to encourage businesses to invest in underdeveloped areas, and that's exactly what we're doing.
Local hiring? We're on it… even with challenges. The plant is located in the West End Opportunity Zone, a TIFF, it wasn’t functioning at the time so MMY US was excluded from all but one state incentive.
The contract required 36 full-time employees by the end of 2024 and 73 by the end of 2025 and to use our “best efforts” to hire 75% from our 3 adjoining zip codes. We employed 76 by the end of 2024, with 80% living within 3 miles of the plant.
We're currently at 22% of employees from the targeted surrounding zip codes, and growing. Why so challenging? Availability of trades is limited in the local area, and our strict zero drugs and alcohol policy ensures a safe, professional environment for everyone on site. Despite these hurdles, we continue to meet our commitments and build capacity for local talent.
Homes? Absolutely.
MMY US won a competitive bid/tender from LMG in partnership with Family Scholar House (FSH) to provide modular homes on city land bank sites. These homes are sold by FSH as subsidized affordable housing for families at the 80% AMI bracket, promoting homeownership in Louisville.
The Bottom Line:
MMY US is building homes, creating local jobs, and investing in Louisville communities — even when the odds are stacked against us. Our commitment to quality, safety, and local impact is real, measurable, and ongoing.
And to Mark from WAVE — we're not sure why anyone would choose to pick at a project that's helping build Louisville's future, but hey, someone's got to keep busy, right?

A Partnership Between Family Scholar House and MMY US
Family Scholar House, in partnership with MMY US, is bringing innovative modular housing to Louisville and Eastern Kentucky. At the heart of this initiative is Cathe Dykstra, President and CEO of Family Scholar House and its parent company, Family — and MMY US’s first and largest client in the United States.
Together, we are building homes that are more than structures — they are places of stability, resilience, and opportunity.
A First-of-Its-Kind Home in Louisville
This summer, Family Scholar House and MMY US unveiled their first joint project: a 1,700-square-foot, two-story, steel-frame modular home in Louisville. The home, which meets LEED Platinum standards, went up quickly and drew admiration from neighbors who watched the process unfold.
“It’s amazing, beautiful, and the perfect home for a family looking to put down roots while working and going to school in the community,” Cathe shared.
A Legacy of Supporting Families
Founded in 1995, Family Scholar House began as a program focused on helping student parents pursue education and careers while raising their children. Today, under its parent organization Family, it has grown into a multi-faceted network addressing real estate, workforce development, and community resources — with Family Scholar House as its signature brand.
This work now extends to single-family housing, with projects not only in Louisville but also in Eastern Kentucky’s Skyview High Ground Community. Here, modular homes will provide long-term disaster recovery solutions for families who lost everything during the July 2022 floods. Built on higher ground, these homes ensure that families will never again face the devastation of floodwaters.

For Cathe, choosing modular was clear:

At MMY US, our people are at the heart of everything we build. This month, we’re highlighting Brian Steele, our Exterior Supervisor, who brings more than 20 years of building and modular housing experience to the team.
Brian oversees exteriors, drywall, and finishing — making sure every home is weather-tight, strong, and beautiful inside and out. From installing windows and doors to perfecting drywall and paint, his work helps turn steel frames into real homes for families.
But what makes Brian stand out isn’t just his expertise — it’s his passion for leadership. With a background in supervising teams and even running his own flooring business, he thrives on helping crews “work smarter, not harder.” He calls it running like a “well-oiled machine,” and it shows in every project.
For Brian, MMY isn’t just another workplace.
“Here, I feel like more than a number — I’m part of a family. The environment, the diversity, the support… it’s refreshing. This isn’t just a job, it’s a career.”
After years in the industry, Brian says MMY gave him the chance to succeed before he even had to prove himself — and that trust keeps him motivated every day.

Witnessing Passion and Purpose in Action
After a week on site in Louisville and attending the ribbon-cutting for the single-family home, I was blown away by the care, dedication, and passion I witnessed both from the incredible team on the floor and from leaders like Robin, Spencer and the supervisors.
It was inspiring to connect personally with everyone and to see firsthand the future of America’s housing taking shape. I’m especially proud of what’s being accomplished with Family Scholar House and grateful to be documenting these milestones.
As one of the few women in a factory setting, I felt deeply supported and cared for, which made the experience even more meaningful. I look forward to returning, reconnecting, and continuing to share these powerful stories.
