The housing market may finally give buyers a break this fall after years of low inventory, high competition, and rising prices.
Here’s what to know:
Mid-October is when conditions are most favorable. The week of October 12–18, 2025 is expected to be one of the best times to buy a home nationwide. More homes will likely be on the market, fewer buyers will be competing, and prices should dip compared to the summer highs.
More choices, less competition. Some markets could see around 30% more homes available than earlier in the year. With fewer buyers in the mix, shoppers will have stronger negotiating power.
Prices may drop. Homes listed during that window are expected to cost about 3–4% less than the summer peak. For an average-priced home, that could mean saving more than $15,000.
No need to rush. Houses are staying on the market longer than they were in the busy summer months. That gives buyers more time to consider, make offers, and negotiate.
Local markets may vary. While mid-October is projected to be the best week nationwide, some areas may reach these conditions a bit earlier or later. Watching local trends is key.
