Hello from OHCC and welcome to October! Even though we don't get big swings in weather from season to season around here - you can still feel it. Change is in the air. The sun setting just a bit earlier. The evenings a bit cooler. It's subtle, but fall is definitely in the air!

It's an active and fun time of the year in OHCC. So many great activities and events in the weeks ahead. The photo above was at the Racquet Club's Cornhole Tournament last week. That's when it really hit that summer is coming to an end.

Fall🍁, Family & Fresh Beginnings
For our family, fall kicks off birthday season - TK's birthday, my mom, our daughter, my sisters, nieces & nephews. It's hard to keep up! 
 
And, if you haven't heard yet, we added one more member to the birthday list when our first grandson joined our family on 9/9. Everyone told us how amazing it is to be grandparents…and now we know what they were talking about! We are obsessed! 
 
Our daughter & her husband live just north of here in Murrieta so not only were we there for his arrival, but we've been sneaking up there quite a bit over the last few weeks for some snuggle time.
 
Life has many new seasons and I feel like this little guy's arrival is the beginning of a brand new season for us as grandparents. Watching how our family is growing and how our roles are changing. It makes us both want to slow down and savor it just a bit more. 
 
That's how we are stepping into fall this year - with our family, our community and our connections.

🏡 MARKET UPDATE for OHCC
Real estate activity at Ocean Hills Country Club stayed strong in September, with 12 homes sold, up from 9 in August. The median sale price rose to $1.049M, compared to $990K in August. Homes continued to move quickly when priced well, with a median of 16 days on market, matching the speed we saw earlier this summer.
 
Currently, there are 12 homes available for sale, down from 16 in August. The median asking price is $1.125M, compared to $1.057M last month. Active listings are averaging 43 days on market, with a median of 33 days, showing that well-positioned homes are moving while others are sitting longer.
 
Of the 12 homes sold in September:
  • 2 sold above asking
  • 2 sold at asking
  • 8 sold below asking
  • High sale: $1.41M
  • Low sale: $885K
  • 6 homes (50%) sold within 2 weeks of listing
  • 6 homes were on the market 27–66 days before selling

Market Remains Balanced
The market inside the gates of Ocean Hills remains balanced. Buyers are active, but finding the perfect home and price sensitivity continues to play a big role.
 
Premium Lots & Rare Floor Plans in Demand
Ocean view, golf course view, larger lots, and rare floor plans attract quick offers, often from cash buyers waiting for the right opportunity. These properties do not last long once listed.
 
Shortage of Smaller Floor Plans
We’ve noticed a shortage of smaller models, such as the Palma and Athena. We currently have buyers waiting for these, so if you own one and are considering selling, please reach out!
 
Developers Still Active
Developers continue purchasing homes in need of upgrades. In September, two St. Tropez models were purchased, including one with an unusually large yard. Both should return to the market as remodeled homes by late fall. If you’d like an early look before they are listed, let me know.
 
Seasonal Shift: Fall Off to a Strong Start
While summer was slower, fall is beginning with strong buyer activity. Many buyers are ready and waiting for the right match. No matter what floor plan you own, we may already have buyers looking for it.
 
With inventory slightly lower and demand focused on move-in ready homes, Ocean Hills remains a balanced, but competitive market.
