A Record-Breaking Month at MMY US
 
This past month has been nothing short of extraordinary for MMY US. Our teams have achieved record-breaking engineering milestones and delivered outstanding results across multiple major projects. None of this would have been possible without the dedication, expertise, and teamwork of every MMY US employee. A huge round of applause to all who made these accomplishments possible!
 
In this month’s newsletter, we’re highlighting some of our most impressive achievements, including progress on two major construction projects, a special spotlight on our Construction Director, Kirby, who keeps everything running seamlessly, and a look at Wine, Women & Shoes — an event we proudly sponsored in partnership with Family Scholar House, which raised an incredible $250,000 to support families in need.

MMY US Proud to Support Family Scholar House at Wine Women & Shoes Louisville
 
 
MMY US was honored to sponsor Wine Women & Shoes Louisville, the signature fundraising event benefiting Family Scholar House, a vital organization in the Louisville community.
 
Led by the inspiring Cathe Dykstra, Family Scholar House is dedicated to ending the cycle of poverty by empowering families and youth through education and support. A key part of their mission is helping homeless and at-risk women gain the skills and resources they need to rent, buy, and maintain stable homes providing a foundation for long-term independence.
 
Their comprehensive programs teach vital life skills, promote educational success, and help women and families achieve self-sufficiency. This aligns closely with our values at MMY US. Building strong, sustainable communities where everyone has the opportunity to thrive.
 
This year’s event was a major success, raising an incredible $251,000 to support Family Scholar House’s transformative work. We extend our congratulations to Cathe, her team, and the entire Family Scholar House community for this outstanding achievement.

Meet Kirby: The Driving Force Behind Our Modular Construction Success
 
At MMY US, innovation meets experience and few people embody that better than our Construction Director, Kirby.
Kirby brings over 20 years of experience in construction, with the past 7 years dedicated to modular. His journey began as an industrial electrician, but his passion for building and leadership quickly led him through the ranks.
“I started off at a startup modular plant as the Production Manager, helping get it off the ground,” Kirby explains. “After a few years, I went back into field construction, eventually taking on a Director of Construction role where I oversaw large modular developments.”
 
Now at MMY US, Kirby is in charge of making sure each site is fully prepared to accept modular units. From site readiness to module delivery, setting, finishing, inspections, and ultimately turnover for tenants Kirby leads it all.
 
“It’s about making sure everything is ready for those modules, getting them there safely, setting them properly, and taking it all the way through to inspections and occupancy,” he says.
So what brought him to MMY US?
Kirby was already familiar with some of the key players in the industry. When Robin and Spencer MMY US's co-founders were looking for someone to lead construction, it didn’t take long for things to align.
 
“I heard what they were working on and was excited by it. It was a different kind of product from what I was doing before, and I really liked their vision,” he recalls. “I came down to meet them, we got along really well, and the rest is history.”
Kirby’s mix of hands-on technical expertise and strategic leadership makes him a huge asset to MMY US and a major reason why our modular projects are successful, from the ground up.
 
 

 
Spotlight: Record-Breaking Results from Our Construction & Set Teams
 
This month, our construction and setting teams have achieved record-breaking performance across two major MMY US projects. 
The Windsor single-family home in Louisville was set and completed in just seven weeks, with the home modules placed in a single day  a testament to precision planning and teamwork.
 
 Meanwhile, at the Benedictine Scholar House in Sellersburg, our crews set 18 units (44 mods)  totaling more than 18,000 square feet of apartment space in only eight days. These milestones highlight the speed, efficiency, and innovation driving MMY US’s modular construction excellence.

1415 S 28th Street — Windsor Type A
 
3 Bed, 2 Bath Single-Family Modular Home by MMY US
At 1415 S 28th Street, MMY US successfully delivered and installed a Windsor Type A single-family home — a beautifully designed 3-bedroom, 2-bath residence constructed using precision modular building methods.
 
The project began with a three-person foundation crew, supported by a mobile crane and operator, who prepared the stone-filled foundations and excavations in just one day.
Once the site was ready, the team completed the installation of the pre-cast insulated 4-foot crawl walls in only 1 hour and 59 minutes, showcasing the efficiency and speed of MMY US’s modular system.
 
The Windsor model consists of two 52’ x 12’ modules, each weighing over 20,000 lbs, along with two roof sections. The home was set in a single day by Cowboy Joe and his four-person set crew, under the supervision of MMY US Site Superintendent Syrus and his site team.
Following the set, MMY US’s HVAC, plumbing, and electrical teams completed all intermodal connections, ensuring seamless integration between the modules. The site team and specialist crews then handled the roof installation, marriage lines, exterior finishes, cladding, and utility connections.
 
From the start of construction to full completion, the home was delivered in just seven weeks — a powerful testament to MMY US’s streamlined modular process and highly skilled workforce.

Building Hope in Indiana: The Benedictine Family Scholar House Project
 
MMY US is proud to be part of a truly historic project — the first Family Scholar House campus in the state of Indiana, located near Ivy Tech Community College in Sellersburg.
 
In partnership with the Sisters of St. Benedict in Ferdinand, Family Scholar House, and Ivy Tech, this new campus — named the Benedictine Family Scholar House — is designed to provide safe, high-quality homes for single mothers and their children. More than just housing, the development creates a supportive environment where families can pursue education, stability, and brighter futures.
 
The Benedictine Family Scholar House represents the heart of what MMY US stands for: using innovative modular construction to build not only efficient, sustainable housing, but also to uplift communities and create opportunity.

Benedictine Scholar House, Sellersburg — Block A
 
3-storey, 18-Apartment Modular Building by MMY US
In Sellersburg, MMY US successfully completed the modular set of Block A at the Benedictine Scholar House, an 18-apartment residential complex featuring a mix of 3-bedroom and 2-bedroom units across more than 18,000 square feet.
 
The installation involved two four-person set crews supported by a 175-ton mobile crane and operator. Block A is composed of 44 modules, each weighing over 25,000 lbs, along with a steel breezeway that was set following the placement of the main modules.
The set was led by Cowboy Joe and his nine-person set crew, under the supervision of MMY US Site Superintendent Syrus and his on-site team. Working alongside them, MMY US’s HVAC, plumbing, and electrical specialists handled all intermodal connections, ensuring seamless functionality throughout the building.
 
After the modules were set, MMY US’s site and specialist teams completed the roof installation, marriage lines, cladding, utility connections, and exterior works to finalize the structure.
The entire modular set for Block A — representing a major milestone in the Benedictine Scholar House project — was completed in just eight days, showcasing the speed, precision, and efficiency that define MMY US’s modular construction process.
