Real Estate Market Update
 
September saw an increase in new listings, while pending and closed sales were slightly down compared to August, which is typical for this time of year. Prices remained stable with the average sales price staying at $616,900. Inventory increased slightly and market time stayed the same, reflecting a steady pace as we head into fall. Compared to last year, the market showed healthy activity, with pending sales up 3.3 percent and closed sales up 7.2 percent. Home values held steady with a modest increase in the median sale price. With a potential interest rate decrease expected by the end of the year, there’s growing optimism that market activity will continue to strengthen.

• Pending Sales 2,034 down 5.7%
• Closed Sales 1,825 down 9.7%
• Average Sale Price $616,900 down 0.6%
