The Market is Heating Up Again
The fall season is off to a strong start. We’re seeing a burst of new listings, particularly among smaller square-footage homes that had been scarce for much of the year. This renewed activity is providing more opportunities for buyers who have been waiting patiently for lower-priced options inside the gates.
Premium Floor Plans and Views Drive Activity
Homes with premium views, especially ocean or golf course views, and rare floor plans continue to attract strong interest, often with buyers standing by and ready to act. The market clearly favors properties that offer something unique, whether that’s a larger lot, a special view, or a floor plan that doesn’t come up often.
A recent example was a rare Delphi-II that closed on September 30 (but wasn’t recorded in MLS until October, so it was not included in last month's update). It featured a large pie-shaped yard and generated multiple offers the first weekend it was open, showing that buyers are waiting in the wings and ready for the right combination of layout and location.
Redeveloped Homes Softening
Prices for redeveloped and remodeled homes continue to show some softening compared to earlier in the year. Buyers remain active but are more cautious about paying the high premiums these homes commanded in the first half of 2025. Three of this month’s sales appear to be heading for redevelopment, so we should see those properties return to the market in the coming months.
A Standout Sale
One notable sale closed at $1.16M, featuring the highly desirable San Remo floor plan. This beautifully reimagined home included a PVE (Pneumatic Vacuum) elevator, onyx finishes, soaring ceilings, and designer-level touches throughout.
Buyers are Active but Selective
Buyer energy has picked up, but shoppers are becoming more selective and price-sensitive. Redeveloped homes are facing some downward price pressure, while well-located, thoughtfully upgraded homes continue to move at a steady pace.
