Hi friends!
Hello from OHCC and welcome to November! We hope you're doing well & are getting ready to enjoy the holiday season.

Ironically, the picture of us below is not from Halloween, but from last November's OHCC Sailing Club Great Gatsby Party. We are planning to break these digs out again this month for the Bocce Club's Casino Night. Think anyone will notice?

When we downsized - we got rid of just about all our Halloween costumes & holiday decorations. We have a very small stash now, but somehow always seem to manage.

How about you? Do you go all out for the holidays?

Adventures in Downsizing 🏡
If you’ve ever tried to explain to someone that you’re thinking about downsizing, it can sound a little like Homer Simpson trying to sound like he knows what he's doing: “Business stuff… uh, downsizing.” 😅

We laugh every time we see this meme because, honestly — that was us six years ago this week when we were deep in the middle of what we called: Project Downsize.

Back in 2019, we were living in a 2,400-square-foot suburban home — where we raised our two daughters, a cat, and a very well-loved dog. It was filled with memories... and stuff. Lots of it.

We made what seemed like a pretty bold move: we got rid of everything and moved into a 1-bedroom apartment on the 15th floor of a luxury high-rise in San Diego. Less than 800-square-feet!

It was a huge change — and seemed a little crazy, but it turned out to be one of the best decisions we’ve ever made.

We thought we were just downsizing our living space, but what we really did was right-size our life.

In the process, we discovered how freeing it feels to live with less — less maintenance, less clutter, less pressure — and how much more space it creates for what matters: connection, time, and experiences.

Now, six years later, we’re so grateful we took that leap. It paved the way for everything we love about our life today here in Ocean Hills Country Club — a community built around simplicity, connection, and the freedom to actually enjoy the lifestyle you’ve worked so hard for.

Whether you’re just starting to think about your own downsizing project or you’ve already made the move, we hope this month’s INSIDER gives you encouragement and inspiration for whatever comes next.

The Market is Heating Up Again
The fall season is off to a strong start. We’re seeing a burst of new listings, particularly among smaller square-footage homes that had been scarce for much of the year. This renewed activity is providing more opportunities for buyers who have been waiting patiently for lower-priced options inside the gates.

Premium Floor Plans and Views Drive Activity
Homes with premium views, especially ocean or golf course views, and rare floor plans continue to attract strong interest, often with buyers standing by and ready to act. The market clearly favors properties that offer something unique, whether that’s a larger lot, a special view, or a floor plan that doesn’t come up often.

A recent example was a rare Delphi-II that closed on September 30 (but wasn’t recorded in MLS until October, so it was not included in last month's update). It featured a large pie-shaped yard and generated multiple offers the first weekend it was open, showing that buyers are waiting in the wings and ready for the right combination of layout and location.

Redeveloped Homes Softening
Prices for redeveloped and remodeled homes continue to show some softening compared to earlier in the year. Buyers remain active but are more cautious about paying the high premiums these homes commanded in the first half of 2025. Three of this month’s sales appear to be heading for redevelopment, so we should see those properties return to the market in the coming months.

A Standout Sale
One notable sale closed at $1.16M, featuring the highly desirable San Remo floor plan. This beautifully reimagined home included a PVE (Pneumatic Vacuum) elevator, onyx finishes, soaring ceilings, and designer-level touches throughout.

Buyers are Active but Selective
Buyer energy has picked up, but shoppers are becoming more selective and price-sensitive. Redeveloped homes are facing some downward price pressure, while well-located, thoughtfully upgraded homes continue to move at a steady pace.

TK’s Tip 🏡
It’s not always the highest price or all-cash offer that wins. I recently represented a buyer whose offer was lower and financed, yet we secured the deal because of strong communication, trust, and relationships. Sometimes success is about more than numbers; it’s about connection and strategy. Tune in next month to hear how it played out and why working with an agent who lives and focuses 100% on this community truly matters.

With new listings appearing, buyer activity increasing, and prices stabilizing, this fall is shaping up to be an excellent time for buyers in Ocean Hills Country Club. If you’ve been waiting for the right home or floor plan to come along, let’s connect. We’re currently tracking multiple off-market golf course view properties, so if that’s of interest, reach out and we’ll make sure you’re among the first to be notified when they become available.
