SCR 310 Section 6A4 – Seller Concessions & Buyer Broker Compensation
Scenario 1: You need additional Buyer Agent Compensation.
$10,000 applies to buyer closing costs; $3,000 may be used to offset the buyer’s agent compensation (with lender and attorney approval).
The buyer’s separate commission agreement remains fully valid —
 this credit adds to, not replaces, that obligation.

Scenario 2: You are requesting ALL $10,000 requested is applied to buyer transaction costs and none of these fees are applied to Buyer Agent compensation.

Section 6A4 defines exactly how seller-paid funds can be used.
 
Option A allows part of the seller’s credit to help pay buyer-broker compensation (in addition to any separate Form 120 agreement).
 
Option B means all seller funds go strictly toward buyer closing costs.
Getting this section right protects both the client and your commission.
