Avg. days on market: 76 days - homes are taking about 5 days longer to sell.
🔖 Avg. close-to-list price: 91.6% - buyers are negotiating and finding value.
What this means:
Austin’s housing market is finding its balance again. Sellers still have strong equity and motivated buyers, but pricing and presentation matter more than ever. Meanwhile, buyers are finally gaining leverage - with more homes to choose from, flexible terms, and fewer bidding wars.
