Your buyer wants to waive the inspection because “the house looks fine” and they really, really want to beat the 14 other offers.
Meanwhile, you’ve already noticed:
• That mysterious brown ceiling stain
• The HVAC that sounds like a lawnmower swallowing a fork
• And a crawlspace that smells like future regret
But instead of advising… you think:
“Eh, they want the house. Let’s not ruin the vibe.”
Also, I’d like a commission check before the next ice age.

⚠️ Ethics Violation Alert:
Article 1 doesn’t let you mute your brain just because the client is excited.
If you know something is a problem, and you stay silent to keep the deal alive → that’s a Code of Ethics problem AND a lawsuit starter kit.

Correct Handling:
You still write the offer, but you say (out loud AND in writing):
“We can waive inspection, but here are the risks… and here are the things I already see that may cost money later.” 
Get a hold harmless approving the waiving of the inspection.
You do not:
✘ Help them ignore red flags
✘ Say “up to you!” and pretend your job is just opening doors
✘ Hope the crawlspace monsters stay quiet until after closing
