The Federal Government’s newly released 2025 budget offers a mixed bag for the housing market. While the document was surprisingly light on new housing initiatives, there are two key takeaways for buyers and investors: the elimination of GST for first-time homebuyers on properties up to $1 million, and the removal of the 1% Underused Housing Tax—a significant policy shift for owners of secondary properties. 

 

Despite these measures, market analysts caution that the budget is unlikely to immediately solve affordability or supply issues, especially as pre-sale numbers across the region have dipped to decade lows, signaling tighter inventory in the years ahead.

 

Multiplexes are Here (Bill 44) New zoning bylaws now permit up to 4 units on most single-family lots greater than 280 sq. m. For cabin owners, this "gentle density" effectively unlocks development potential without a complex rezoning process.

 

Whistler Creek West Transformation The neighbourhood plan for the Lake Placid Road area (Creekside) is moving toward final endorsement this December. The vision includes a shift to mid-rise residential (4–6 storeys) and walkable commercial spaces, signaling a major value lift for this corridor.
