The start of a new year has a way of making us pause and quietly ask: Is it time?
 
Not just time for a move — but time for a shift.
  • In how we live.
  • In what we want more (or less) of.
  • In how we imagine the next chapter unfolding.
It's funny how we often wait for some sort of big sign or signal - a moment when everything feels perfectly aligned - before we allow ourselves to consider those questions. 
 
But in reality, it rarely works that way.
 
Most meaningful changes don’t announce themselves loudly. They show up as a quiet nudge — a growing curiosity, a sense of maybe it’s time to look, or a feeling that the life you’ve built no longer fits quite the way it used to.
 
There is rarely a perfect time to make a big change, but when we follow those whispers in life that nudge us along to new chapters - we realize big change happens in small steps. And, small steps are always easier than we think.
 
A lot can (and does) happen in a year.

🏡 MARKET UPDATE for OHCC
Real estate activity at Ocean Hills Country Club remained steady in December, with 7 homes sold compared to 8 in November. The median sale price increased to $1.21M, up from $939K last month. Homes continued to move quickly, with a median of 13 days on market, matching November, although there was a wide range depending on pricing, condition, and location.
 
Currently, there are 10 homes available for sale, down from 12 in November. The median asking price is $1.137M, compared to $1.1495M last month. Active listings are averaging 39 days on market, with a median of 31 days, showing that well priced homes are drawing attention, while others are taking longer depending on updates, location, and overall presentation.
 
Of the 7 homes sold in December:
  • 3 sold above asking
  • 4 sold below asking
  • High sale: $1.34M
  • Low sale: $900K

TK's Takeaways

December reinforced what we have been seeing throughout the year. Premium golf course homes continue to be in very high demand. One golf course home received multiple offers, sold in just 4 days, and closed $112K over asking price. This clearly shows there are buyers waiting on the sidelines specifically for golf course views to come on the market. We are actively tracking this segment and expect more premium golf course homes to come up in 2026.
 
Of the homes that sold in December, results were mixed. While some homes sold over asking, others sold under asking, reinforcing that pricing strategy and location remain critical. One home sold $259K under its original asking price after being on the market for 164 days. That property went to a redeveloper and is expected to return to the market in February or March of 2026.
 
Only one home was purchased by a redeveloper in December. This is most likely due to a smaller inventory to choose from. That said, we are expecting at least three redeveloped homes to hit the market in January, all of which were purchased back in October. Those include two St. Tropez models and one Costa Smeralda. One of the St. Tropez homes includes a walk-in pantry, which is a very unique feature for this floor plan, so keep your eyes out for that one.

2025 Year in Review
As we close out 2025, the Ocean Hills Country Club real estate market showed resilience, strong pricing, and continued buyer demand.
 
In total, 117 homes sold in 2025 (see floor plan breakdown below), with an average sale price of $1.067M and a median sale price of $1.05M. Home prices ranged from $600K to $1.7M, highlighting the broad appeal of the community across different price points and buyer profiles. Total sales volume for the year reached approximately $124.9M.
 
Homes sold with a median of 15 days on market and an average of 30 days, which reflects a market where well-priced homes continued to move efficiently, even as buyers became more selective. While some homes sold quickly, others took longer depending on condition, floor plan, updates, location, and overall value relative to the market.
 
List prices throughout the year averaged $1.084M, with a median of $1.069M, showing that sellers largely remained realistic in their pricing.
 
Overall, 2025 reinforced a consistent theme in Ocean Hills Country Club. Buyers were willing to pay strong prices for the right homes, particularly those with golf course views, desirable floor plans, locations, and quality updates.
