Wyoming offers a 25% property tax exemption for qualifying owner-occupied primary residences — but it’s not automatic. If you’re a full-time Wyoming resident and this is your primary home, applying takes just a few minutes and could save you money. The deadline to apply is February 1, 2026.
 
My 2025 exemption amounted to $660 for my modest Afton home and I can think of hundreds, probably even thousands, of things I'd rather spend that money on. A trip to HomeGoods, plane tickets, a weekend away, two week's worth of groceries, a nice index fund (in case my husband reads this), etc. Anyway…
 
WHAT IT IS
This program provides a 25% exemption off the fair market value of your primary single-family residential dwelling + associated improved land (up to $1,000,000 of market value).
Translation: lower taxable value = lower tax bill
 
WHO QUALIFIES
You may be eligible if:
   - You own the home
   - It's your primary residence
   - You'll live there 8+ months per year
 
HOW TO APPLY (This is very simple, I promise.)
The online affidavit process looks like this:
1. Search for your property by address
2. Select your property
3. Enter your name + contact info
4. Check the box confirming 8+ months per year
5. Digitally sign + submit 
Once submitted, your application will be reviewed — and if eligible, the reduction will be applied and you'll see it in the Assessed Valuation portion of your 2026 tax bill.

February 1, 2026 (This is your sign to do it now. wink)

If you are 65+ years old, have paid Wyoming property tax for 25+ years (not necessarily consecutive), and your Wyoming home is your primary residence, you may be eligible for a 50% tax exemption. For Lincoln County, you can find more information here, or call (307) 887-9056, Ext. 4. The deadline to apply is the fourth Monday in May.
