Hello from OHCC — and welcome to February. We hope this INSIDER issue finds you healthy, safe, and warm.
 
This photo was taken at the finish line of the Carlsbad Half Marathon on January 18. Blue skies, a beautiful coastal course, and (my only complaint) an unusually warm January day — not the worst problem to have.
Welcome to Ocean Hills LIving | 01.2026
Most of my training for the half happened right here inside Ocean Hills, running the loop again and again. I have to say that the rolling hills, familiar streets, and friendly faces made it the perfect training ground.
 
Speaking of training ground … Where you live plays such a large role in how you continue growing - especially in midlife. In this issue, we are sharing what we've discovered about lifelong learning and healthy aging living here in OHCC.

Giving yourself Permission to Explore 
 
Last month at Do Dues Day, TK and I stepped into Abravanel Hall which was full of energy and excitement. With my iphone in-hand, I was capturing the moment on video for social media, when we heard a voice off to the side say, “You want to learn how to work a real camera?” 
 
At first, we laughed. But, then he continued - “No, I'm serious.” 
 
You see, Do Dues Day is an annual event here in OHCC where you learn all about the different opportunities to play, connect, learn and contribute here in the community from clubs to interest groups and various committees. The Audio/Visual Committee was one of the groups that had a table at the event.
 
Next thing you know, I was in the booth upstairs behind a camera - panning and zooming on the scene below while broadcasting live to our local OHCC cable channel. I've never operated any kind of equipment like that and, I have to say - it was pretty fun! I was hooked!

I'll be honest. The AV group would have been the LAST group I would have expected to join on Do Dues Day. But, after sitting behind that camera, I couldn't resist. 
 
Since then, TK and I have gone to a training class, learned to setup the cameras and, this week, we will be manning Camera 3 at a Theatre Arts production! 
 
I did not see that one coming!
 
It's one of the cool things about living in OHCC. You get SO many opportunities to try new things. And, a safe place to learn how to do them - from people who know what they are doing and love sharing and teaching. 
 
I can't tell you how many stories there are here about the surprising ways people have discovered a skill or talent they didn't know they had until living here in OHCC. 
 
One friend who had never been on a boat - is now a first mate and skilled sailor after taking advantage of a training program offered through the Sailing Club. 
 
Another friend who had never taken a dance class - discovered a passion and talent for dancing here in OHCC and now appears in nearly every on-stage performance that goes on here. 
 
Another friend who had never played a racquet sport before is now obsessed with pickleball after attending a free class here inside the gates and making friends with other beginners.
 
It's pretty extraordinary. To live somewhere where you can try something you've never tried before and discover a passion or talent you didn't even know you had. All during a stage of life where we tend to stay in our ‘comfort zone’ and avoid feeling like a ‘newbie’. But, here in OHCC - newbies are welcome, encouraged and supported! 
 
We all know that lifelong learning is a key to healthy aging and longevity - so, placing yourself in a community that fosters learning and discovery seems like a pretty smart move. Don't you think? 😉

🏡 MARKET UPDATE for OHCC
Real estate activity at Ocean Hills Country Club slowed in January, with 4 homes sold. This dip in closings is typical for January and largely reflects the December holiday slowdown rather than a lack of demand. 
 
The median sale price in January was $1.062M, with homes selling in a wide range from $862K to $1.195M. Homes that were priced correctly continued to move quickly, with a median of just 14 days on market, while others required more time and pricing adjustments depending on condition and initial pricing strategy.
 
Currently, there are 16 homes available for sale inside Ocean Hills Country Club. The median asking price is $1.144M, with active listings averaging 40 days on market and a median of 27 days. This spread highlights a market where well-priced homes are still attracting buyers, while homes priced above market expectations are sitting longer.
 
Of the 4 homes sold in January:
  • 2 sold at asking price
  • 2 sold below asking
  • High sale: $1.195M
  • Low sale: $862K
Market Note
One additional sale closed in late December, but was entered into the MLS five days after closing, so it did not appear in the December 2025 sales data. That property, 4763 Galicia Way, a Delphi floor plan, sold for $720,000, which was $54,500 below its original asking price. While not reflected in the December statistics, this sale is worth noting as part of the broader end of year pricing landscape.

January closings were lighter, but market activity is picking up. There were 13 new listings that hit the market in January, and 6 homes went into escrow, with 4 of those coming on the market in January. This signals that both buyers and sellers are actively re-engaging after the holidays.
 
Notably, none of the homes that closed in January were purchased by redevelopers. This means we are likely to see fewer redeveloped homes hitting the market in April of 2026. That said, we are still anticipating two redeveloped homes to come on the market in February or March, which were purchased in November and December of 2025.
 
We are also expecting several golf course view homes to come on the market. Demand for golf course views remains strong and buyers looking for these premium locations tend to move quickly when opportunities arise. If golf course views are a priority for you, please reach out so we can keep you informed before these homes come to market.
