Of course - with weather like ours, it's no surprise to have lots of visitors this time of year. 😎

February was a busy month. If you've been following the market, you know that inventory inside OHCC is low. We will get into some of that stuff in this issue. TK has some great numbers to share below to walk you through it.

HAPPY Surprises
 
One of our favorite activities is giving tours to people who have never been inside the gates. It's so much fun. Hopping in the golf cart. Walking through the clubhouse and around the grounds. Stopping to chat with neighbors and hearing them share how much they love living here.
 
We were recently wrapping up a tour through the neighborhood with a woman who had been researching Ocean Hills for months. She'd read the website, followed along on Instagram, and finally decided it was time to come see it for herself. She was curious — but also cautious. Not sure if she was ready. Not sure if this was really her kind of place.
 
At the end of the tour, she got quiet for a moment. Then she looked at us and said:
 
"I have to be honest. I'm a little upset about how much I love this place."
 
We laughed. And then we told her — we hear some version of that almost every time we give a tour. We love that moment when it all clicks.
 
There's something about actually being here that no amount of research can replicate. The scale of it. The pace of it. The way neighbors wave from their golf carts. The sound of pickleball in the afternoon. The feeling of walking through a gate and landing somewhere that immediately feels like home.
 
We've been doing a lot of tours this month — and every single one reminds us why we do this work.
 
People are taking steps. Quietly, thoughtfully, sometimes nervously — but they're moving toward something. Sometimes it's our weather. Sometimes it's downsizing or retirement. Often it's family that brings them here first. A grandchild who just arrived. A chapter that's calling them closer to the people who matter most. 
 
Whatever brings someone to that first tour, what they almost always find is that Ocean Hills is so much more than they expected.
 
And somehow, that surprise never gets old for us.

🏡 MARKET UPDATE for OHCC
Real estate activity at Ocean Hills Country Club strengthened in February, with 10 homes sold. After the lighter January closings, this rebound reflects buyers actively engaging as we move toward the spring market.
 
The median sale price in February was $1.187M, with homes selling in a range from $870K to $1.285M. Homes that were priced correctly continued to move quickly, with a median of just 11 days on market, while others required more time depending on condition and initial pricing strategy.
 
Currently, there are 4 homes available for sale inside Ocean Hills Country Club. The median asking price is $1.027M, with active listings averaging 37 days on market and a median of 32 days. Notably, inventory dipped to just 2 available homes late in February, the lowest level we have seen in quite some time. While we expect additional homes to come online soon, inventory remains historically tight heading into spring.
 
Of the 10 homes sold in February
  • 6 were fully redeveloped and resold by developers
  • 4 were standard or non developer resales
  • High sale: $1.285M
  • Low sale: $870K
In terms of pricing performance, 6 homes sold below asking, 3 sold at asking, and 1 sold over asking. Notably, of the six fully redeveloped homes, four sold at or above asking price, while only two sold below asking. This reinforces that buyers continue to compete more aggressively for turnkey inventory.

February was a remodel-driven month. Six of the ten homes that closed were fully renovated developer resales, demonstrating that buyers continue to pay a premium for turnkey properties.
 
Developer acquisition activity has been notably slower over the past several months. Purchases were light in Q4 2025, there were no developer acquisitions in January, and only one in February. While we expect additional opportunities to surface for redevelopment, there is typically a 60-day renovation timeline before those homes return to the market. As a result, we anticipate fewer fully redeveloped homes hitting the market over the next few months before the pipeline begins to rebuild.
 
There are currently 7 homes pending, which, combined with only 4 active listings, signals continued buyer engagement. While we are actively tracking several off market opportunities and anticipate more properties coming online soon, supply remains extremely limited relative to demand.
 
As we move into March and April, we expect a competitive spring environment, particularly for well-updated homes and desirable locations within the community.
 
For Sellers
Low inventory creates opportunity. Proper preparation and strategic pricing will be key to maximizing results. With fewer fully redeveloped homes expected to hit the market in the coming months due to the recent slowdown in developer acquisitions, well maintained and move-in ready homes will be especially in demand. Many buyers are prioritizing properties that require little to no immediate work, and that demand may intensify as the remodeled pipeline temporarily thins.
 
For Buyers
Be prepared to act. The best homes are moving quickly, particularly fully remodeled properties. With fewer newly redeveloped homes expected to enter the market in the short term, competition for quality, move-in-ready homes may remain strong until the redevelopment pipeline begins to replenish.
