Season of Spontaneous Evenings Starts Now
This is my favorite color, HBU?

Hi First name / there,

We made it! March always feels like a little turning point here in the Keys, and probably where you are as well. My friends and I were on the boat the other day, jokingly pointing to the water and saying, “this is our favorite color.” Although it's not really a joke because it's that gorgeous and never gets old. We can taste the fun down here as the weather starts warming up, and the evenings get longer after Daylight Saving Time. You know what that means…more time on the water and a few spontaneous dinners outside because the evenings are just too nice to stay in!

Pro Tip: the no-seums are less likely to get ya when there's just a little breeze. If you've spent any time down here, you definitely know what I'm talking about. This time of year always makes me curious… what are your favorite ways to welcome spring and come back to life after winter?

Mindful Paddle Series Recap
One of the highlights of the past few months was co-hosting a Mindful Paddle Series for our local community. The idea was simple: get people out on the water together on a recurring basis and create space to slow down, connect, and enjoy the magic of the Keys.

Each paddle had a different theme. We did everything from an eco clean-up, to a sunset and mocktail paddle, and even a full moon bonfire paddle with a little ritual out on the water.

What made it so special wasn't just the paddling, it was the people, and I truly mean that. Sometimes it can be challenging to meet new people you feel comfortable and connected to, and this series created such a natural space for that to happen. There was so much bonding, laughter, and genuine connection that came out of those gatherings. Seeing friendships form from something as simple as sharing time on the water was really beautiful. Big hugs to all the girlies who showed up and made it an absolute blast!

Right now, we're collecting feedback and dreaming up how we can bring this offering back for the summer, hopefully even bigger and better. Fill out the form below if you'd like to stay in the know about upcoming details!

A Lower Keys Classic: Morning Joint
If you haven't been to Morning Joint yet, make sure to pop in. It's one of my favorite spots for multiple reasons. They have fresh pastries, farm-to-table Colombian coffee, and a yummy menu full of breakfast munchies. If you want to sit inside, there are plenty of cozy seats, and if you want to chill outside, there's a great shaded patio as well! The lawn even has yard games. It's just a whole vibe! I like to stop in every now and then, grab some coffee, and get a little work done. It's always a fun way to start the day in such a local and friendly environment.

What I love most is that it's becoming a real community hub. Each month, they host live music, yoga classes, workouts, farmers' markets, music lessons, book signings, etc. If you haven’t stopped by yet, it’s definitely worth checking out!

Latest Market Update at a Glance
Wondering what’s happening in the Lower Keys & Key West real estate market? Whether you're planning to buy, sell, or just stay informed, this quick snapshot has you covered! Have questions on the data? Reach out and I can break it down for you!
Key Takeaways | February Market Snapshot
  • Homes are taking longer to sell. Average days on market rose from 79 to 105, and median from 57 to 93, reflecting a more measured buyer approach.
  • Buyer activity has softened slightly. Pending sales are down compared to last year, indicating a slower, but still active transaction pace.
  • List prices have held steady. Seller expectations remain consistent, even as timelines extend.
Madeleine’s Market Interpretation
  • Buyers are in town! My phone has not stopped ringing. People are here and they are shopping.
  • The market remains stable, but more deliberate.
  • Buyers are active, just more selective and taking their time. As a result, pricing strategy is critical. Well-priced homes are still moving, while others may sit longer.
  • Encouragingly, price stability remains intact, signaling that demand hasn’t disappeared, it’s simply more value-driven.
  • This is a balanced market, not a declining one. With the right pricing and a bit of patience, sellers are still achieving strong results.

Client Love
When I say my clients often become friends, I truly mean it. Laura and her husband were an absolute delight to work with, and we've stayed connected even after the sale. Laura actually joined us for the Mindful Paddle Series that I mentioned above! Moments like that remind me how special this community is and how lucky I feel to keep building genuine relationships here in the Keys.

Here are a few words from Laura about her experience working together:

"We can't recommend Madeleine enough! She helped us with the sale of our home on Big Pine. Her knowledge of the market makes her stand out as one of the best realtors I've worked with. She's hard working, detail oriented, thorough, even keeled and professional. I look forward to the opportunity to work with her again!" - Laura

If you or anyone you know is thinking about buying or listing a home, I'm always a phone call away!

Sending Lots of Love & Sunshine!

Madeleine
