Hi friends, welcome to The Ronicle, my monthly newsletter built around one simple idea: living well on and around the Grand Strand. Each issue is split into two quick parts: Lifestyle Living (what to do, where to go, what to try) and Real Estate Advisor (plain-English market updates and practical tips). I’m aiming for a 3–5 minute read that gives you a couple of good ideas, and hopefully a reason to smile. This month's focus: IT'S ALL ABOUT GOLF |

This Month's Lifestyle Spotlight |

🏌️♂️ Golf Course Living 🏌️♀️ As we enter the first of our two annual golf peak seasons, this month's focus deserves to be about one of the most defining lifestyles along the grand strand - golf course living. In this issue, we’ll explore: - 🏡 What it’s like to live on a golf course
- ⛳ Why Myrtle Beach is known as the Golf Capital of the World
- 🏆 A spotlight on the Myrtle Beach Classic and what it means for our area
Whether you're an avid golfer or simply love the setting and lifestyle, this is one of the most unique ways to experience life along the coast. Golf course living isn’t just about golf—it’s about the lifestyle that comes with it. For some, it’s early morning tee times and afternoon rounds. For others, it’s the views, space, and peaceful setting that come with living on a course. Why people love golf course living: ⚪ Wide open views instead of homes behind you ⚪ Beautiful, well-maintained surroundings year-round ⚪ A quiet, resort-style feel ⚪ Access to top-tier courses and club amenities What many buyers don’t realize: 🌳 You don’t have to be a golfer to love it 🌳 Not all golf lots are the same (fairway vs. wooded vs. private) 🌳 Some communities are very social… others much more quiet Golf Course Communities Worth Looking At Here are a few golf communities I often walk clients through—each offering a very different lifestyle depending on what you're looking for: • Barefoot Resort (North Myrtle Beach) – Variety of home styles, four golf courses, and a strong amenity-driven lifestyle • Grande Dunes (Myrtle Beach) – Higher-end living with golf, Intracoastal Waterway access, and private Ocean Club amenities • Dunes Golf & Beach Club (Myrtle Beach) – One of the most iconic courses in the area and host of the Myrtle Beach Classic • Pine Lakes Country Club (Myrtle Beach) – Known as “The Granddaddy,” this was the first golf course in Myrtle Beach and helped put the Grand Strand on the map as a golf destination. • Tidewater Plantation (North Myrtle Beach) – Gated, scenic, and known for its unique marsh and water views • Myrtle Beach National / Southcreek – Strong value option with established neighborhoods and convenient access • Arrowhead (Myrtle Beach) – Central location with a great balance of golf lifestyle and everyday convenience • The Heritage (Murrells Inlet) – Quiet, laid-back community with a more local, residential feel • Wachesaw Plantation (Murrells Inlet) – One of the most distinctive communities in the area, known for its character, mature setting, and private club atmosphere |

Ron’s Spotlight: The ONEflight Myrtle Beach Classic |

The Myrtle Beach Classic is returning to the Grand Strand in May—and it’s a great reminder of why this area is known as the Golf Capital of the World. Hosted at the iconic Dunes Golf and Beach Club, this PGA Tour event brings top players from around the world right here to our backyard. The tournament made its debut in 2024, with Chris Gotterup capturing the inaugural title, followed by Ryan Fox winning in 2025 in a dramatic playoff. It’s not just a tournament—it’s an experience, with incredible golf, a great atmosphere, and a chance to see elite talent up close. Whether you’re a serious golfer or just enjoy the lifestyle, this event highlights everything that makes living here so special. Come see the pros and one of the few courses on the Strand on the ocean. Tournament Week Highlights 🤝 Wednesday – Pro-Am Day ⛳ Thursday – Round 1 Begins ⛳ Friday – Round 2 🔥 Saturday – Round 3 (Moving Day) 🏆 Sunday – Final Round 🎶 Friday – Concert Night with The Beach Boys (featuring John Stamos) |

Myrtle Beach is often called the “Golf Capital of the World.” With over 80 golf courses along the Grand Strand, the area offers more public-access golf than almost anywhere in the country. From iconic courses like Pine Lakes—known as “The Granddaddy”—to The Dunes Golf and Beach Club, host to the ONEflight Myrtle Beach Classic, it’s easy to see why golfers from all over choose to live, vacation, and play up and down the Grand Strand. And if you prefer some golf fun on a smaller scale - Myrtle Beach is also a mini golf hotspot—there are approximately 40 miniature golf courses across the Grand Strand. |

This section is where I’ll put on my “advisor hat” and share practical, real-world insight to help you make smart decisions, whether you’re planning a move now or just keeping an eye on the market. Throughout the year, you’ll see quick market snapshots, buyer and seller tips you can actually use, what I’m seeing out in the field, and simple checklists that take the guesswork out of the process. |

The Market Temperature moved to 65 (last month 63), keeping us in a seller-leaning market. In practical terms, well-priced homes that show nicely are still attracting strong interest and can move quickly—especially in desirable neighborhoods. Buyers should be ready to tour promptly and come in with clean, strong terms when the right home hits. Sellers: this remains a market where pricing and presentation make the biggest difference—homes that feel turn-key and are positioned correctly from day one tend to get the strongest response. |
|
The Market Temperature moved to 20 (last month 25), signaling a strong buyer’s market. In practical terms, buyers typically have more options and more negotiating room—especially on units that have been on the market longer, compete with similar listings, or are priced ahead of recent comps. Sellers: in this environment, pricing, condition, and total monthly cost (HOA + insurance + taxes) matter a lot, and strong presentation helps a property stand out. Buyers: it’s a good time to compare options carefully and negotiate smartly on price and terms. |

Seller's Corner - Golf Inspired Tips for Sellers |
|
🏌️♀️ Sellers: Great Setup Leads to Better Results In golf, a solid setup—your stance, alignment, and preparation—sets the tone for the entire shot. The same is true when selling your home. Before a buyer ever walks through the door, they’ve already formed an opinion based on what they see online. Professional photography, clean presentation, and a well-prepared home create that strong “setup” that leads to more interest and better offers. In a market where buyers have options, especially in condos and townhomes, homes that show best are the ones that stand out. The better your setup, the better your results. |

Buyer's Corner - Golf Inspired Tips for Buyers |
|
🏌️♂️ Buyers: Play the Course, Not Just the Score In golf, you don’t just focus on your score—you play the course strategically, adjusting for conditions, hazards, and opportunities The same idea applies when buying a home. The best offer isn’t always the lowest price—it’s the right combination of price, terms, condition, and timing. In today’s market, understanding the full situation—how long a home has been on the market, how it compares to others, and what matters most to the seller—can give you a real advantage. A well-structured, thoughtful offer can put you in a strong position, even in a competitive situation. |
