Spring is a busy time in Ocean Hills. Lots going on. It's definitely keeping us on our toes. (Or rather - on the go!)  In fact, our golf cart got some spring servicing - new tires, new batteries…she's ready for all the action!

Full Circle: From Visiting Grandparents in OHCC to Becoming Them 
 
This weekend, we attended the Spring Eggstravaganza here in Ocean Hills — a fun, family-filled day at the Clubhouse and Lanai with bounce houses, egg hunts for all ages, and a petting zoo.
 
And… it was not our first rodeo.
 
We found ourselves thinking back to 1998, when Karen’s parents bought their first home here in OHCC. Our girls were just 5 and 2. That year, we gathered up the cousins and made the trip to visit “Ma and Pa” for the Spring Eggstravaganza.
 
At the time, it simply felt like a fun family outing.
 
But standing there this weekend… it hit us.
 
Our parents were around our age back then.
And now — we’re the grandparents!
 
Ma and Pa have officially graduated to great grandparents… and somehow, we’ve stepped into the very role we once watched them play with our family.
 
There’s something about this event that brings it all full circle.
 
For years, we were the ones driving through the gates — waiting in that familiar line of cars — excited for a day with family.
 
Now, we’re the ones inside… anxiously awaiting their arrival.
 
And that shift? It’s deeper than you expect.
 
People often ask about guest policies or how often family can visit. But what doesn’t get talked about enough… is what it actually feels like to have a place like this to gather.
 
A place where your grandkids can hunt for eggs on the same lawn year after year. Where golf cart rides become part of the adventure. Where a simple afternoon can quietly turn into a memory that sticks for a lifetime.
 
We’ve watched our girls run around here with their cousins…
And now, we’re watching our grandson experience it for the first time with his cousin.
 
That’s the part you can’t really plan for.
 
These traditions… they sneak up on you.
 
And before you know it, they become part of your family story.

🏡 MARKET UPDATE for OHCC
Real estate activity at Ocean Hills Country Club remained strong in March, with 10 homes sold. While pricing metrics softened slightly compared to February, buyer activity and demand inside the gates remained very active.
 
The median sale price in March was $1.056M, with homes selling in a range from $695K to $1.25M. Homes that were priced correctly continued to move quickly, with a median of 18 days on market, while others required more time and price adjustments depending on condition and initial pricing strategy.
 
Currently, there are 2 homes available for sale inside Ocean Hills Country Club. The median asking price is $1.19M, with both homes averaging 77 days on market. 
 
Inventory remains extremely limited, and notably, there are no entry level options currently available.
 
Of the 10 homes sold in March:
  • 1 sold above asking
  • 1 sold at asking
  • 8 sold below asking
  • High sale: $1.25M
  • Low sale: $695K
Notably, several of the homes that sold below asking required more significant price adjustments, with three selling at approximately $100K below their original asking price. This highlights the importance of accurate pricing and property positioning in today’s market.

March was a very active month for showings and community tours. There is strong interest in Ocean Hills Country Club, but inventory remains extremely limited. In many cases, when new homes hit the market, they are seeing activity quickly and moving into escrow in a short period of time.
 
We are also seeing continued off market activity. We closed one off market sale in March and already have another scheduled to close in April that is not reflected in the current pending data. This is an important reminder that not all activity is visible through the MLS.
 
Developer acquisition activity remains limited. There was only one developer purchase in March, following none in January and just one in February. Combined with slower activity in late 2025, this means the pipeline of fully redeveloped homes is still thin. While we expect more opportunities for redevelopment to emerge, there is typically a 60 day timeline before those homes return to market. As a result, we expect fewer fully remodeled homes available in the near term.
 
Pending activity supports the strength of the market, with 9 homes currently in escrow and a median of just 5 days on market before going under contract. We are consistently encountering other buyers and agents at showings, reinforcing that buyer demand remains strong.
 
Looking ahead, we are tracking several properties expected to come to market in the coming weeks and months. While inventory should improve, demand is clearly present and ready to act.
INSIDER TIP:
We were recently contacted about a potential off market opportunity inside the gates. It is a fully remodeled detached home by a developer known for doing very high quality work.
 
Details are still limited, but opportunities like this do not always make it to the open market. If you are actively looking and would like to stay in the loop on off market homes like this, feel free to reach out.
