You see a beautiful new listing in your market. Not your listing.
You post on Instagram:
“Check out this new listing in Nexton 😍 Who wants a tour?”
You include:
  • address
  • photos pulled from MLS
  • your contact info
💥 What Happens
Listing agent sees it. Files a complaint.
Now you’re being asked:
👉 “Did you have permission to advertise this property?”
 
⚖️ Broker Guidance
Per SCREC:
👉 You cannot advertise or market another brokerage’s listing
👉 without written authorization
Even:
  • posting the address
  • using MLS photos
  • talking about the property publicly
👉 counts as advertising
 
❌ What Went Wrong
  • No permission from listing brokerage
  • No seller authorization
  • No attribution to listing brokerage
👉 Looked like YOU were marketing the home
 
✅ What Should Have Happened
If you want to share:
👉 Get written permission
👉 AND clearly say who listed it
Example:
“Listed by XYZ Realty. Message me at Carolina Elite if you want a tour.”

  • Damage to your reputation

  1. Don’t post listings you don’t represent without permission
  2. Always identify the listing brokerage
  3. Never make it look like it’s your listing
