Q1 2026 is officially in the books!
 

Hi!
Greetings from the very last day of Q1 2026. I hope the first three months of this year have been full of good health, happiness, growth and positivity. It's hard to believe just a few weeks ago we were buried under nearly four feet of snow, and here we are with buds starting to pop out of the ground and signs of fresh, renewed life sprouting all around us. 
This is the first newsletter of the year that I have written since I have adjusted my cadence. I have gotten a lot of positive feedback on this newsletter over the years. I am so grateful for this! As business has grown and there have been different demands on my daily operations, I have found it challenging to carve time out in order to put quality content out on a monthly basis. Quality over quantity is real in these communications. More beneficial content will always feel more valuable to me than sending out fluff simply because I know I should be sending out something. While I think it is definitely a delicate balance to strike, I am hopeful that the consistency of a quarterly cadence (with the occasional special note or highlight in between) with valuable content is more manageable for sure! 
 

 
That being said… over the last several months there have been so many added connections here! My subscriber list is almost at 1,000 followers! WHAT? I thought I would take the opportunity to re-introduce myself to those that may be newer faces around here!

Hi! I'm Stephanie, agent with The Practice Companies - and no, I don't help doctors find patients, I help them find space. My niche is medical real estate: whether a physician is launching an independent practice from scratch, a medical group is expanding into new locations, or navigating a relocation, I'm the person in their corner making sure the real estate piece moves inline with our proven process. 
I've been with The Practice Companies for over two years, and I bring a bit of an unconventional background to the table. Before diving into commercial real estate, I worked on the residential side and also spent years as an elementary school teacher - which, it turns out, is excellent training for explaining complex processes to people who are stressed and just want someone to tell them it's going to be okay.
I'm a Capricorn through and through; meticulous, organized, and yes, I am one of those people who actually achieves inbox zero. I'll be straightforward with you always, but never at the expense of being genuine and empathetic. You'll get honesty and a human being, not just a transaction.
When I'm not negotiating leases and site selections, you can find me in Providence, RI, wrangling two kids, one perfect rescue pup, and my husband Anthony. I'm a Maine native and proud graduate of the University of Maine (B.S.) and the University of Southern Maine (M.S.Ed). Summers mean beach days on the Cape, and whenever life allows, I'm happiest with a passport stamp on the horizon and a carry-on that is - naturally -  perfectly packed.
 
A few things that make me, me: I run on coffee with a splash of cream, I firmly believe autumn is the superior season, and I recharge with a good book, a solid workout, and quality time with my family. Oh, and everything is better in pink. That's just a fact.

LENGTH OF LEASE TERMS, OH MY!
Over the past 6+ months we have been talking with doctors of all different specialities about the length of a lease term. In our niche world; we are often taking a vessel (a building owned by someone else) and we are building that out to be a modern medical facility. How do we do this? We negotiate on your behalf for a number of different things:
  • Tenant Improvement Allowance (TIA): Money the landlord or ownership will contribute toward the tenant buildout.
  • Construction period: The length of time that we negotiate for you to have contractors in your space physically building your medical practice. 
  • Rent abatement period: This is a period of free rent after your business is fully built out, open, and you are seeing patients.
  • All of these different deal terms are part of one big math equation. Typically, when asking for 10+ years on an initial lease term, you are going to be given the largest allowances for money, time, etc. versus if you request a shorter term. Something that is very attractive to property owners about having medical tenants is that they know there is an extremely low failure rate, medical professionals are likely to pay rent on time every month, and medical tenants are what we call “sticky.” Most of the time (unless they are expanding into subsequent locations) they do not move from the location until they sell the practice, retire, or have some other adventure in their next chapter of life. An owner or landlord will know if the doctor is committing to 10 years with two 5-year optional renewal terms, that they will have plenty of time to recoup on the funds that they are paying out to contribute to the client's TIA, or that they are initially absorbing during construction and abatement periods.
